Any reservations booked PRIOR to September 5, 2026 will NOT have access to King Suite bedroom with jacuzzi. If you would like access you must DM host prior to check in to update the reservation. There will be $75 per night fee PLUS one time $50 additional cleaning fee.

Any reservations made after September 5, 2026, pricing will be already updated and 6th bedroom will be included.

Grill - $90 to use during your stay! You will have access to propane tank and will include cleaning of the grill!

Parking- Driveway parking holds 2 cars! Do NOT park in street, they WILL TOW YOUR CAR quick! Additional over flow parking available at club house!

Complimentary Amenities- Please return any guest complimentary amenities in the closet for the next guest. Anything that is not returned, a fee will be charged to for cost to replace the item. You will have complimentary access to thr following:

Pool- there is NO life guard and swimming at your own risk. Please ensure children are supervised at all times. NO DIVING

AC- this thermostat is LOCKED. Temp will be set at 70 degrees for upstairs and main level. If you want it hotter or cooler please text host at anytime and we can adjust remotely.

Security Gate- The reservation name will be the ONLY NAME added to the list for security gate. If there are additional names, please send the host a direct message with that information. This is your responsibilty to send this information 48 hours PRIOR to check in. Delay in sending will only DELAY you at the security gate!

Team/Staff Pool guy will be by weekly beteeen Thursday-Sunday to clean pool. He will make his way to the back and will not need access to the house.

Maintenance and property manager may walk the yard to clean, pick up trash around landscaping and ensure safety. They will not need access to the house. In the event they do, you will be notified.

Sending maintenance man or propery manager-If you report an issue that requires a property manager to come over, and it turns out to be due to user error, a $75 fee will apply. Examples of user errors include difficulties with the remote control, claiming the lights aren’t working when the switch is off, or a tripped breaker caused by too many devices running simultaneously. Please utilize Google and YouTube for troubleshooting before requesting assistance.

Surveillance- We have outdoor security camera that record activity. To ensure accountability and for training purposes, we upload images of the cleaned house, including rooms, closets, and the grill, amenities prior to check-in!

NO PETS! If you have a SMALL service animal, there will be a $650 Refundable deposit should there be no damage, will be refunded within 24 -48 hours post check out. There will be $225 additional deep cleaning fee and will be collected at time of booking. Must disclose service animal at time of booking and will be at host discretion. Must disclose type of pet, size, and send picture!

We have surveillance and If we see a pet on property without disclosing, you will be reported to Airbnb and escorted out by authorities with NO REFUND
