• Booking Guest must sign and return the Cancellation Policy & Rental Agreement within 24 hours of making reservation
• Booking Guest must stay at the property for the entire reservation dates (booking for others is not allowed)
• Credit card must be in Booking Guest's name

This property is in the Great Smoky Mountains. There is wildlife here! Some of it may be dangerous. Be aware that native wildlife includes bears, snakes, raccoons, skunks as well as insects that may bite or sting. We maintain a regular pest control service, but neither they nor we can guarantee you will not encounter wildlife outside or inside. This is a risk you agree to by booking.
This property features exterior surveillance cameras. These devices may be recording audio and video 24/7, but does not view interior spaces.

Service Animal Policy:
In accordance with the ADA and FHA regulations, we have the following Rules. Tennessee does not consider ESAs (emotional support animals) as having the same rights as Service Animals under federal law. ESAs are not allowed in our property.
•What work or task has the dog been trained to perform?
•Your Service Animal should not be left unattended at any time. They must go with you when you leave the property.
•Your Service Animal should have a collar, harness, or microchip with identifying owner information attached should it become lost.
•Provide an advance copy of your Service Animal's rabies vaccine (current thru your stay). Current rabies vaccines are required on all pets by the state of Tennessee.
•Animal must be under control of handler (including outdoors) by leash*, verbal, or sight commands that they follow at all times (*unless handler is unable because of disability.)
•Service Animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking.
•We can ask you to remove your Service Animal and/or leave for excessive barking, aggressive or damaging behavior or obvious lack of sanitation.
•Puppies and Service Dogs in-training are not recognized under the ADA. We regret we are unable to accommodate those.
•Your Service Animal must use the bathroom outside.
•Clean up waste in the yard immediately and dispose of the bags properly. We do not provide them, please come prepared.
•Please keep your Service Animal off the furniture and counters.
•You are responsible at all times for your Service Animal's behavior. While we reasonably expect that your specialty Service Animal is well-trained, should any damage occur, you are responsible for the cost of any additional cleaning, repairs or replacements as a result.
NOTE: We fully support our guests who legitimately need assistance animals. Fraudulent misrepresentation of a pet or an ESA as a Service Animal IS a federal crime under the ADA, as well as under various state and municipal statutes throughout the US, punishable by civil penalties, including fines and jail time. Eviction with no refund is a possibility.
