Cassine Gardens is a quiet, residential townhome community in Seagrove Beach just off Scenic 30A. It’s known for its mature trees, shaded walking paths, and relaxed, non-resort feel. This is not a high-rise or party complex. It’s a laid-back neighborhood that families and repeat 30A visitors love.
Community amenities include:
• Two community pools
• Tennis courts
• Nature trails and small wooded paths
• Open green space throughout the property
The pools are first come, first served and are monitored by HOA rules. Glass is not allowed in the pool areas, and quiet hours are enforced.
Parking Information
• Parking is available directly in front of the townhome.
• Maximum parking is typically limited to 2 vehicles per unit.
• No RVs, trailers, boats, allowed unless approved by the HOA.
• Do not park in grass or block neighboring driveways. Vehicles may be towed at owner’s expense.
During peak season, parking rules are strictly enforced by the HOA, so please follow all posted signage.
Beach Access
Cassine Gardens does not have private deeded beach access, but there are several nearby public beach accesses along 30A just a short bike ride or walk away. Parking at beach accesses can fill up quickly in spring and summer, so early arrival is recommended.
Biking to the beach is often easier than driving.

• This is a family-oriented neighborhood. Please respect quiet hours from 10 PM to 8 AM.
• Trash must be placed in designated bins and not left outside overnight.
• Exterior cameras monitor the front entry area only for security purposes.

Biking is usually faster and more pleasant than driving for beach access and nearby eateries.
