A few honest things about the bay, so you arrive without surprises:
· UNPAVED ROAD. The road into the property isn't paved. It's the only way into this private bay, and part of why the area stays so quiet. A regular car makes it fine.
· SARGASSUM. It's a natural Caribbean phenomenon and beach conditions change daily with wind and currents. It's outside our control and isn't grounds for a refund, cancellation or change.
· UTILITIES IN TULUM. Local providers occasionally cause power or water outages. They're not on us; if it happens our team will support you, but we can't be held responsible for third-party interruptions or weather.
· NEIGHBORING AMENITIES. Access to the adjacent development's pool, beach club and gym is included, subject to their rules and hours. Food and drinks at their restaurant are paid separately.
· QUIET RESIDENTIAL AREA. No parties, and we ask that music goes down after 11pm.
