PARKING & LOGISTICS
• Parking: Free street parking is available directly in front of the building. For guaranteed proximity, an attached paid public garage is also available with direct building access.
• Luggage: For early arrivals or late departures, the Drip Bar next door offers secure luggage storage.

RENTAL AGREEMENT
All guests are required to review and sign our short-term rental agreement within 72 hours of booking confirmation. The agreement covers house rules, occupancy, damage responsibility, and dispute resolution, and is sent through Airbnb messaging after booking. Reservations without a signed agreement may be cancelled.

EVENTS AND GATHERINGS
Gatherings of more than 20 people, or any gathering with hired vendors (caterer, bartender, DJ, photographer, or similar), require our prior written approval at least 30 days in advance. Approved events over 20 attendees carry an event fee of $50 per attendee above 20, with a $1,000 minimum, collected through the Airbnb Resolution Center after approval. All vendors must carry $1,000,000 general liability insurance. Amplified sound ends at 10 PM and events end at 11 PM. Unapproved events result in immediate cancellation without refund.

COMMERCIAL FILMING AND PHOTOGRAPHY
Any commercial filming, photography, or content production (brand shoots, sponsored or influencer content, music videos, productions with a crew) requires our prior written approval at least 14 days in advance and carries a fee of $3,000 per shoot day, collected through the Airbnb Resolution Center after approval. Personal photos and video for your own use are always welcome. Unapproved commercial filming results in immediate removal of crew and equipment and forfeiture.

ADDITIONAL FEES
The following fees may apply and are collected through the Airbnb Resolution Center where incurred:
• Late checkout without prior approval: 50% of the nightly rate after a 30-minute grace period
• Early check-in without prior approval: $250
• Missed checkout tasks: $250 each (dishwasher not run, trash not bagged and placed outside, grill not cleaned)
• Excessive cleaning: $250
• Smoking or vaping indoors: $1,500 plus remediation costs
• Unauthorized pets: $1,000 plus remediation costs
• Noise violations: $1,500 first offense; $3,000 second offense or any police involvement

No security deposit is charged on Airbnb reservations. Damage is handled through AirCover for Hosts.
