House Rules

  • Violating noise ordinances will result in an immediate $500 fine and possible removal from the property
  • City fines can reach up to $10,000 per violation
  • No speakers or sound systems provided on-site

Smoking Policy:

  • Smoking is strictly prohibited on the property
  • Violating the no-smoking policy will result in forfeiture of the full security deposit and guests will be responsible for the full cost of any damages caused

Good Neighbor Policies

  • Be respectful of neighbors and follow the community’s rules

Pool & Hot Tub Heating

  • Additional cost of $325 per night
  • Minimum 3-night stay required

Hot Tub Heating

  • Additional cost of $100 per night

Other things to note:

  • Please note that we can only heat either the pool or the hot tub at one time.

  • The primary renter is required to sign the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us.

  • Propane Exchanges: We do not directly exchange propane tanks. During business hours, if our team is available, we may be able to assist with an exchange.

  • Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

  • Any request to host a small gathering that exceeds the standard occupancy limit will incur an additional $250 fee.

  • All gatherings are subject to prior approval by management and must be disclosed before booking. Please note that visitors are not permitted to stay overnight

Our, Stay In The Black Hills is everything they advertised and more!! It’s a perfect place to retreat, unwind and reset. The landscaping and design of the house is perfectly set up to create a private get away. The location and surrounding area gave us lots of options and things to do as well as supplies we needed. Very clean, very organized throughout the property. Instructions and helpful tips were clearly and easily accessible through communication and posted throughout the residence. The massage chair was just what we needed to get ourselves relaxed and loose… like a private masseuse almost! The pool was very clean and our favorite hangout spot! 10/10, would love to stay again! Thank you!!!

Lovely, spacious home that accommodated my family while visiting AZ. for my nephew's wedding. We were able to host a small taco night the night before with my extended family and had plenty of plates etc. to have everyone over. I recommend paying the extra $ for the pool or at least for the jacuzzi. Nice to be under the stars and sit in the hot tub! Lots of coyotes which was fascinating to hear and see!! Linens and towels all up to par and very comfortable beds. I would definitely rent again.

Local staycation for a girls weekend! This house did not disappoint, nice layout, pool, kitchen and space for all 8 of us girls that went. We picked this location over a hotel in Scottsdale due to location being out away from the city so to speak "down dirt roads" but they still had lyft/uber service to get us to the local famous bar Blue chip. We all just wanted to hang out, float in the pool, cook, sing and make memories, this house fit for all we wanted. Thanks to the host for their quick responses on a few questions we had during the stay. I would recommend this house. Thanks, Beth
