THE HONEST REVIEW

We put this first on purpose — knowing these now means no surprises later.

Four floors, stairs throughout — elevator temporarily out of service.
• The upside is genuine privacy between sleeping areas — ideal for groups who want to share a home without being on top of each other. The tradeoff is stairs on every level, and with the elevator currently under repair, all access is via stairs. Please plan accordingly when arriving with luggage — especially if anyone in your group has mobility limitations.

Quiet residential townhome community.
• No parties or events. The rooftop is the signature feature but neighbor bedrooms are close and sound carries easily from elevated spaces — strict quiet hours after 9 PM apply to the rooftop and balcony. No amplified music on the rooftop at any time.

Parking is the most important thing to read before arriving.
• You have a private 2-car garage, accessed from inside the home. The driveway in front of the garage is for short-term loading and unloading only — vehicles left there risk towing by the community. Please move your car into the garage immediately after unloading.

Before check-in, every guest:
• Signs a guest agreement and provides government ID
• Guests with no reviews or a rating under 4 stars also complete ID verification plus a refundable deposit or damage waiver

Good to know:
• Two owner closets on-site are locked and not guest-accessible
• Two thermostats (2nd and 3rd floor) must stay on the same mode — see the full note in your welcome details
• One immediate neighbor on the right side — be respectful with noise and parking at all times
• Houston insects (seasonal, mostly outdoors) are normal here. Professionally treated — message us about anything indoors and we'll handle it free
• Starter supplies cover your first 24–48 hours; replenishment after that is up to you
• Security: smart-lock self check-in; exterior cameras at entry, driveway, and rooftop. Indoor noise monitor reads decibel level only — no audio or video

Uber and Lyft arrive in minutes given the central location. Personal vehicle recommended for Medical Center visits and airport runs. Rideshare strongly recommended for NRG, Toyota Center, and Minute Maid events — parking near venues fills fast.

HOW WE OPERATE

• Our team is available through the app throughout your stay. Backup phone numbers are provided in case of delayed responses, and we're WApp-friendly as well.
• If you experience an issue, please send a photo—and preferably a video—so we can troubleshoot remotely. We have several backup solutions available, and if needed, we'll arrange for someone to assist you as quickly as possible, typically within 2 hours.
• Cleaning and maintenance requests received after 6:00 PM may be scheduled for the following day.
• All cleanings are documented with date- and time-stamped photos. If you report a cleanliness concern, we'll review our records and take appropriate corrective action.
• After completing the rental agreement, you'll receive our House Manual with contact information, property details, and helpful stay instructions.
• If any amenity listed in the property description is missing or unavailable during your stay, let us know right away. We'll review our documentation and work to resolve the issue promptly.

• Unauthorized pets → $500 per pet regardless of duration
• Missing or damaged items → replacement cost plus $30 handling fee per item
