✔ Not a suburb. The Third Ward is authentic, central, urban Houston — actively redeveloping, not a quiet suburb or polished tourist setting. Guests who want a central, budget-friendly base with real character tend to love it; guests expecting a quiet suburban retreat or a boutique-luxury feel will be happier elsewhere in our portfolio.
✔ Historic building — expect some noise transfer from the second floor above.
✔ Shared AC between the two halves. One system serves both apartments, so the temperature is the same throughout. Contact us for adjustments.
✔ Shared water heater. Hot water may take 5-10 minutes to reach full temperature; running the sink briefly alongside the shower helps. Water runs warm rather than very hot.
✔ Shared exterior spaces. The driveway, parking area, and dumpster are shared with the two upstairs units.
✔ No smoking or vaping anywhere on the property — indoors or outdoors. Step fully off-site if you smoke.
✔ Verification required. The primary guest completes ID verification and a signed rental agreement — covering both units — before access instructions are released.
✔ Quiet hours are 9:00 PM-8:00 AM.

Each unit has its own private entrance with smart-lock self check-in from 4:00 PM. Once you complete pre-arrival verification through our secure guest portal, check-in instructions for both units unlock automatically — however late your group lands, and in whatever order.

The connecting door between the two apartments locks from both sides, so your group controls whether the space is one home or two.

NEARBY: EMANCIPATION PARK

A 3-5 minute drive. Full indoor gym, seasonal outdoor pool (May-September, roughly 1-7 PM), basketball and tennis courts — the closest thing to on-site amenities, and it's free. Founded in 1872 by formerly enslaved Houstonians to celebrate Juneteenth, it's the oldest public park in Texas and still the heart of the Third Ward.

Houston is most convenient by car or rideshare, and the METRORail Purple Line is nearby for Downtown and the Museum District. Your reservation includes two assigned parking spaces, best suited to compact or mid-size vehicles. The TSU paid garage is one block away, and street parking is available on Blodgett subject to posted signage. Groups arriving in more than two cars should plan for a mix.
