• Recommended circuit: 15 min sauna → 2–3 min cold plunge → 15 min hot tub → repeat 2–3 rounds. End on cold for maximum benefit.

The entire property is yours via self check-in with a private keypad code. Full access to all indoor spaces, the Nordic spa circuit (hot tub, cold plunge, sauna), all four outdoor decks, and community trails.

We communicate through the app and are typically available within the hour. We're nearby if anything comes up but give guests full privacy and space to enjoy the retreat.

Bobcat Trail is an easy 90-minute drive from both D.C. and Baltimore — you'll want a car here. Free parking for 2+ vehicles at the house. Downtown Berkeley Springs is about 10 minutes; Cacapon State Park and the Cacapon River are just down the mountain. Cell service can be spotty on the ridge, but the house has reliable wifi and GPS takes you right to the door.

• The property is in a mountain setting — some areas have elevation changes and natural terrain. Comfortable footwear recommended for outdoor areas.
• The Nordic spa (hot tub, cold plunge, sauna) is for guest use at your own comfort level. The cold plunge is genuinely cold — start slow if you're new to it.
• Wildlife is part of the experience — deer, turkey, and woodland birds are regular visitors. Store food indoors.
• Cell service can be spotty in the mountains. The property has wifi for connectivity.
• Coolfont Mountainside is a quiet residential community — please respect quiet hours (10 PM – 8 AM).

Just 90 minutes from D.C. and Baltimore, it's where people come to slow down, soak, and explore. Through August, downtown comes alive with free Saturday-evening concerts at Berkeley Springs State Park and a Sunday farmers market (10 am–2 pm); September brings the Fall Birding Festival to Cacapon State Park.

Bobcat Trail sits within the Coolfont Mountainside community, a quiet residential enclave surrounded by forest on all sides. The neighborhood is peaceful — mostly seasonal homeowners and nature lovers. Wildlife is common — deer, turkey, songbirds, and yes, the occasional bobcat. You can step off the porch and onto hiking trails that wind through the mountains. The community is minutes from downtown Berkeley Springs, Cacapon State Park, and the Cacapon River, but it feels like you're deep in the woods. The only noise at night is the fire crackling and the stars doing their thing.
