Just a short drive from "The City," our bucolic 12+ acre farm boasts wildflowers, woods, pastures, and an expansive, groomed lawn. You'll love the chic, fully renovated farmhouse with a wrap-around, screened-in porch, a modern kitchen and multiple dining areas (including a brand new 400 SF bluestone patio, a screened-in porch, and a dining room with a view of the countryside, woods and animals in our backyard) Of course, the home has fast wifi, central air conditioning, an activated charcoal water purification system, and an on-demand whole home generator, so you will never be without all the comforts you expect. Spend your days fishing, swimming or floating on our large fish-stocked pond, complete with inner tubes and a rowboat. Play ping pong on our professional-grade outdoor table. Watch the abundant wildlife. Listen to the gurgle of the waterfall at the large pond. Relax on the private dock. Spend evenings in the hot tub or around the campfire in the backyard. Minutes from the National Park Service protected Upper Delaware Scenic and Recreational River. Centrally located near Long Eddy, Livingston Manor, Roscoe (Trout City), Callicoon, Hancock, Equinunk. We're just minutes from the Delaware River which is amazing for fly fishing, tubing, kayaking, and more. There is great natural light and serene views wherever you gaze. Guests can choose from a variety of accommodations, including 3 queen-size beds and 2 twins, all furnished with premium linens and plush pillows. Each bed is adorned with a down comforter (winter). Additionally, the bedrooms offer charming decor and ample storage space for belongings. Also upstairs are 2 bathrooms, one ensuite with a shower/jacuzzi tub, and one in the hall with a standing shower. Downstairs, you will find a bedroom with a queen-size bed (great for people with mobility issues - no stairs required). The downstairs bathroom has a tub/shower and a full-size washer and dryer. Also on the first floor are a large farm kitchen, a large living room with a large sofa and TV, a comfortable dining room, and a peaceful home office/library with books and a desk for working remotely. And don't forget the gorgeous wrap-around, screened-in porch and the open patio with shade trees in the rear. It is a perfect spot for a peaceful respite with family and friends. In the front yard is a prolific apple tree. The fully equipped kitchen is a chef's delight, complete with modern appliances, including a Vitamix blender, a Gaggia espresso/cappuccino maker, a drip coffee maker, a Keurig (and pods), fresh coffee beans and a grinder. Ample counter space, and all the necessary cookware including premium, All-Clad cookware and utensils, are provided. Outside on the bluestone patio, you will find a high-end Napoleon propane grill for cooking. Whether you're preparing a hearty breakfast or a gourmet dinner, you'll find everything you need to whip up delicious meals using fresh, local ingredients. Enjoy one of many dining spaces, including a formal dining room, alfresco dining on a hand-made table in the screen-enclosed porch, or on the back bluestone patio under the stars. Outside, the farmhouse boasts 12+ acres of grounds, a fully stocked fishing pond with a dock, a lily pad pond, a rowboat, and plenty of space for activities and relaxation. Guests can enjoy alfresco dining on the patio, roast marshmallows around the 3 fire pits, or simply unwind in the hammock while soaking in the peaceful surroundings. For those looking to explore the area, there are plenty of outdoor adventures nearby, including hiking, fishing, and wildlife watching. Additionally, the charming towns of Hancock and Callicoon offer a variety of shops, restaurants, and attractions to discover. Please ask us for a link to our visitor's book for local attractions and restaurants. Enjoy a day floating on our pond or out on a canoe or kayak in the Delaware River. Access is located nearby in Lordville or Long Eddy, only a few miles in either direction. Just a few miles away, across the Delaware River is the Equinunk General Store in Pennsylvania, with an unimaginable array of gifts, coffees, fresh-baked pastries, homemade pies, handmade soaps, locally sourced meats and cheeses, sandwiches, chocolates, handcrafted ice cream, and more. A true piece of Americana! Long Eddy, Callicoon, Roscoe (Trout Town), Cochecton, Livingston Manor and Hancock offer eateries, distilleries, and breweries. General groceries are available in Callicoon and Hancock where you will also find wine shops, river outfitters, restaurants, banks and movie theaters. A thirty-minute drive to the site of the 1969 Woodstock concert at Max Yasgur's dairy farm in Bethel, the Woodstock Museum and the Bethel Woods Center for the Arts. Ask us for early check-in or late check-out times. We always try to be flexible. While we do not want your dog to have to go to a kennel and encourage you to bring the pup along, cleaning the house requires more time. There is an additional dog fee. Visit the Callicoon Farmer's Market year-round on Sundays, 11-2pm at Callicoon Creek Park and stock up on fresh produce, fruit, bread, pastries, and cheese. The Bethel Woods Center for the Arts, the original site of the 1969 Woodstock Music Festival, is just a 35-minute drive away. Or play a round of golf at French Woods Golf Course half a mile away along Route 97. Take a ride on The Upper Delaware Scenic Byway, Route 97, which extends from Hancock to Port Jervis, and visit the Roebling Bridge and other historic places and museums along the way. Enjoy an afternoon with a river guide and learn how to fly fish. Visit our favorite alpaca farm. There are nice hiking opportunities nearby. Get ready for the most striking views of the Delaware River Valley from famous Jensen's Ledges. Summer camps such as French Woods Sports & Arts, French Woods Festival of the Performing Arts Camp, Camp Indian Head, Camp Equinunk, Camp Blue Ridge, Tyler Hill Camp, and others in northern Wayne County, are all within 5-15 miles or less, as are poopular wedding venues, such as Handsome Hollow, Seminary Hill Cidery, Mountain Meadows and LaValley Estates. We acquired French Woods Farmhouse in 2022 and are certain you will love it. We have over 18 years of short-term rental experience. This is our second vacation property.
