Welcome to 436 Oceanfront Villa, an exquisite first-floor, two-bedroom oceanfront retreat located along Cocoa Beach’s historic Grant Avenue beach end. Originally part of a special collection of coastal buildings established in the early 1950s by the Army Corps of Engineers, this beloved beachside property has been thoughtfully brought back to life for guests to enjoy as a modern short-term rental.

Newly renovated in 2026, this spacious villa features two king bedrooms, two queen sleeper sofas, a private master en suite, a full kitchen, wet bar, Wi-Fi, and on-site parking. With private beach access just steps away, the villa offers everything you need for a comfortable, elevated stay by the ocean.

Whether you are sipping coffee before sunrise, cooking in for the night, or unwinding after a day on the sand, 436 Oceanfront Villa is designed for the most glorious Cocoa Beach getaway.

436 Oceanfront Villa is a beautifully renovated first-floor villa designed for easy, comfortable beach living. The unit is located on the lower level of the building and offers a spacious open-concept living area, a full kitchen, a two-seat breakfast bar, and a dining table for six.

The villa features two king bedrooms, including a private master suite with closet storage and a stand-up walk-in shower. The second king bedroom is located off the main living area, with access to a second full bathroom featuring a tub/shower combination and double vanity.

For additional sleeping space, there is a sleeper sofa in the main living room, as well as a sleeper sofa in the master suite sitting area. Televisions are available throughout the unit where applicable, with digital TV setups that allow you to access your favorite apps. We also provide Spectrum cable through the Spectrum TV app, which is already installed on each TV. Wi-Fi is available for the unit.

We’ve stocked the villa with the essentials to help make your stay as easy as possible. Linens, pillows, cleaning products, basic cleaning supplies, trash bags, hangers, closet shelving, and storage baskets are all provided. All you need to bring are your personal bathroom items, food and beverages, and yourselves.

There are two outdoor patio areas for guests to enjoy. The front patio includes a dining table for six and two sun chairs, making it a wonderful spot for morning coffee, meals outside, or relaxing after the beach. The private side patio off the master suite includes two rocking chairs and a small table, perfect for a quieter moment tucked away from the main outdoor space.

Please note that while this is a first-floor unit, there are a few steps up to the building entrance. There is also another unit located above this villa. We have taken care to create as much sound dampening as possible, but as with most multi-level historical beach properties, some sound from the upstairs unit may be heard.

We’ve created this space so you can settle in, exhale, and enjoy everything that comes with a relaxed Cocoa Beach stay, from quiet mornings by the ocean to easy evenings after a day in the sun.

Dog Policy & Property Care

We are a dog-friendly property, dogs only, and are happy to host up to two furry family members under 60 lbs each, give or take a doggie pound here and there.

A pet fee applies for each dog and helps cover the additional cleaning required after each stay to prepare the home for our next guests. Dogs must be fully vaccinated, treated for fleas and ticks, house-trained, and well-behaved. Guests should be prepared to provide proof of vaccinations and proper flea/tick treatment if requested.

Pets are not permitted on beds or furniture. Please reach out before booking if you have any questions or concerns about your dog joining your stay.

Guests are required to keep sandy dogs out of the units. Dogs must be leashed at all times when outside so that everyone can safely enjoy the shared outdoor areas. Guests are also responsible for picking up after their dogs and preventing excessive barking, whether guests are home or away from the property.

Please note that local rules do not allow dogs on the beach unless they are service animals. Posted fines may apply at public beach entrances. Many locals walk their dogs before or after lifeguard and beach patrol hours, but guests are responsible for following all posted local rules and regulations.

Trash

Guests are required to take trash from their units to the bins located on the south side of the buildings throughout their stay. Trash pickup is early Tuesday and Friday mornings. Ensuring trash is properly placed in the bins, and that bins are available for pickup when needed, helps us maintain a cleaner, safer, and more pest-free environment for everyone.

Maintenance & Damage

Guests must notify the hosts right away if something is broken, not working properly, or appears to be on the way to breaking. Please let us know before checkout so we have the opportunity to address the issue promptly and prepare the unit properly for the next guests. Unreported damage may result in additional charges or claims through the booking platform.

Plumbing

Please do not flush anything down the toilet except the provided Charmin toilet paper. This includes, but is not limited to, wipes of any kind, even if labeled “flushable,” feminine products, paper towels, cotton products, hair ties, bows, toys, sand, dog hair, or anything else that does not belong in the plumbing.

Please also do not pour cooking grease, food scraps, or other non-liquids down the drains. If the plumbing backs up due to improper use, guests may be responsible for repair costs.

Grill Use

Guests are welcome to use the grills and are required to clean the grill after each use so the next guests can enjoy it. This includes cleaning the cooking area, emptying the grease tray, and replacing it with a new one from the storage area when needed.

There are three grills in the courtyard, and we ask that guests share them respectfully in the spirit of a common outdoor space. Grills are not assigned to specific units and may not be moved to individual patios, decks, or any other areas. For safety reasons, grills are not allowed in, on, or near any wooden decks at any time.

A Friendly Note

Some of these rules may seem funny or oddly specific, but each one exists because it has happened before and created a less-than-wonderful stay for someone. Our goal is to help every guest, family, friend, and furry companion enjoy a clean, comfortable, and fantastic beach vacation.
