We recommend having a car to get around, as the area is relatively rural. Our property offers ample parking for your convenience. Although Uber and Lyft are available, their service is limited, so for reliable on-call transportation, we recommend Lees Taxi Service or A & H Express Taxi. ✔ Nature & Wildlife: Set in a wooded, rural area, you may see wildlife and occasional bugs—monthly pest control is in place, but we recommend keeping doors/windows closed at night; bug spray is provided.

✔ Wildlife: Deer, bears, and foxes are common—keep food and trash secured.

GUEST GUIDELINES
✔ Check-in after 4 PM; checkout by 11 AM unless otherwise arranged.
✔ To book this property, the primary guest must be at least 25 years old. They must also be present during the stay, and only registered guests are permitted on the premises.
✔ No parties, events, or unapproved visitors are allowed. A violation of this rule will result in a $1,500 fee.
✔ No smoking, vaping, or drug use indoors; fees apply.
✔ Pets allowed only with written approval.
✔ Guests are liable for any damage or missing items.
✔ Use outdoor amenities at your own risk.
✔ No commercial use or subletting without approval.
✔ Replacement fees will be charged for any lost keys, remotes, or gate openers.
✔ Do not move or remove furniture, décor, appliances, electronics, or amenities (e.g., hot tub, board games, etc.). Any damages, especially those caused by misuse or failure to follow instructions, will result in additional charges. Guests/Tenants are responsible for the full cost of repair or replacement of each damaged item, plus a 10% service fee applied to the invoice.
✔ The use of any items, food, or beverages that could clog, contaminate, or impact the cleanliness and proper operation of the pool or hot tubs (e.g., balloons, unauthorized toys, or trash) is strictly prohibited. A violation fee of $500 will be assessed.
✔ Report any issues within 24 hours of arrival.
✔ Unauthorized early check-in/late checkout incurs a fee equal to peak nightly rate.
✔ Cancellations and refunds follow platform policies.
✔ We recommend travel insurance. Refunds aren’t guaranteed during outages or severe weather.
✔ Quiet hours: 10 PM–7 AM. Neighbor complaints may lead to termination without refund.
✔ In alignment with the Department of Environmental Conservation’s efforts to prevent pollution and wildfires, any fire created outside of a designated fire pit by guests or tenants is strictly prohibited and subject to a $5,000 fine.
