ZENOVA—THE ESTATE

Five private acres of Texas Hill Country, seven minutes from Fredericksburg's Main Street. Four bespoke villas decorate it—Modern Villa, Suncatcher, Cascade, and Prairie—generously spaced, each with its own parking. None is a repeated floor plan; each was designed as its own building, with its own architecture and light.

Every villa has a private patio, private hot tub, and private waterfall. Yours alone.

The land does the rest. Deer in the meadow most evenings. Monarchs in the wildflowers. Birds from first light.

MODERN VILLA

The flagship is the only two-bedroom on the estate. Two comfortable king bedrooms, one spacious bathroom with a soaking tub, living room, and dining room; sleeps four.

Built for light: clean lines, tall glass, and rooms that hold their quiet. A kitchenette and individual AC in each bedroom and main space.

Outside, the patio opens to the hillside and sky. Relaxing sitting areas and the hot tub are steps away. Your waterfall runs beside it.

The villa is entirely yours—the patio, the hot tub, and the waterfall are private to your unit, not shared with the other three.

The estate's five acres are shared among the four villas. Villas are generously spaced with dedicated parking at each, so you'll have neighbors on the land without having them underfoot.

Walk the meadow at dusk. That's when the deer come out.

Fredericksburg is the heart of Texas Wine Country—equal parts German heritage, cowboy town, and genuinely excellent food. Zenova sits seven minutes out on five acres of Hill Country beauty.

Main Street runs on historic limestone storefronts: 150+ shops, antiques, boots, and around 15 walkable tasting rooms on the Urban Wine Trail. Coffee at Java Ranch or Kaffeehaus. Dinner at Cabernet Grill, Hill & Vine, or Otto's German Bistro—book ahead on weekends.

Enchanted Rock is thirty minutes north: a 425-foot pink granite dome and a summit trail best walked at sunrise or sunset. Permits sell out on weekends, so reserve through Texas Parks & Wildlife.

Closer in: Wildseed Farms, Old Tunnel State Park at bat hour, and the National Museum of the Pacific War.

You'll want a car. Zenova sits on a private estate seven minutes from Main Street, with dedicated parking at your villa.

Austin (AUS) is about ninety minutes out; San Antonio (SAT) is closer to seventy—both easy Hill Country runs.

Once you're downtown, park once and walk. Main Street's best shops, tasting rooms, and restaurants all sit within a few blocks of each other.
