BEDROOMS & BATHROOMS

Three comfortable bedrooms accommodate your entire group. Two bedrooms feature King beds, while one offers a Queen bed—perfect for mixed-group travel or larger families. Two full bathrooms serve the home, including one with a luxurious jetted bathtub where you can unwind after exploring the desert landscape.

FITNESS & WELLNESS

The garage has been transformed into a private fitness center, fully equipped with exercise equipment for your use. This is ideal if you want to maintain your workout routine during your stay without needing to leave the property.

KITCHEN & DINING

The fully-stocked kitchen includes a stove, oven, microwave, dishwasher, refrigerator, and freezer—everything you need to prepare meals together or enjoy casual dining. This home (City ID #3145 / Registration #4580) is fully compliant with all local short-term rental regulations and is actively managed to ensure guest safety and neighborhood harmony.
Our rules are set forth by City Ordinance and apply to ALL rentals in the City of Palm Springs. They are intended to help create peaceful neighborhoods in which rentals exist.

*** OCCUPANCY: No more than 2 adults per bedroom (8 max) are allowed to occupy the home overnight with 2 additional guests allowed during daytime hours. An additional 2 children under the age of 12 are allowed per rental.

*** PARKING: No more than 1 car per bedroom are allowed to be parked at the house overnight with 1 additional car allowed during daytime hours (4 cars max).

*** MINIMUM AGE REQUIREMENT *** The person renting the property MUST be 25 years old per the City of Palm Springs.

*** CITY REQUIREMENTS for RENTAL CONTRACTS: ***
In compliance with City of Palm Springs regulations, the primary renter must provide a copy of a government-issued ID, submit the license plate numbers for all vehicles parked at the property, and sign a required rental agreement prior to check-in; all adult occupants must also confirm that they have read the City’s Good Neighbor Brochure. Verification and contracts are submitted through an alternate page called SuiteOp after confirmation of reservation*

*** SECURITY DEPOSIT *** THE SECURITY DEPOSIT HOLD IS $1999 ($2499 for reservations exceeding 28-days) AND WILL BE PROCESSED 5 DAYS PRIOR TO CHECK-IN/ARRIVAL AND RETURNED 7 DAYS FROM THE DAY OF CHECK-OUT TO ALLOW POST INSPECTION OF PROPERTY FOR CLEARANCE OF CONDITIONS *(Does not apply to reservations made through Airbnb to which different security deposit rules will apply.)

*** EARLY Check-in / LATE Check-out: *** We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.

*CANCELLATION POLICY: Payment and cancellation terms depend on who collects your accommodation payment. APEK does not add a card-processing cancellation deduction to accommodation payments collected by Airbnb, Booking.com, or another booking channel; your booking channel's confirmed cancellation policy applies. For direct bookings and current Vrbo reservations where APEK collects the accommodation payment, the existing 5% service charge on refunds for non-refundable credit card processing fees continues to apply. The following refund terms apply only to those APEK-collected bookings under this policy: Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.

*** ADDITIONAL CLEANING REQUIREMENTS for mid-term or extended stays: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.

*** OUR COMMITMENT TO CLEANLINESS: *** Your health, safety, and comfort are our highest priorities. Each home is professionally prepared before your arrival using enhanced cleaning and disinfecting protocols, EPA-registered products, and meticulous attention to high-touch surfaces and overall presentation. We are committed to maintaining the highest standards of cleanliness and quality so you can arrive with confidence and enjoy a pristine, welcoming home from the moment you arrive.

*** Pet FEE: A non-refundable fee of $100 per pet is required for all stays to cover additional deep cleaning. Dogs are to be kept on a leash at all times when not in the home or in the confined space of the property. Dogs are to be kept from barking. A consistently barking dog is considered a nuisance.

*** OPTIONAL POOL / SPA HEATING: ***
Optional pool heating is available for a fee of $149 per night and must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours' notice before your arrival to ensure the pool is heated for your stay.

*** OUTDOOR MUSIC IS PROHIBITED PER PALM SPRINGS ORDINANCE. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People's noise during the day is permissible but must be measured and reasonable. Daytime is considered 8:00 am to 10:00 pm. ANY FINES RELATED TO CITY ORDINANCE VIOLATIONS WILL BE PAID BY THE GUEST.

**MAIL & PACKAGE DELIVERIES ***
Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages.
Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option.
While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.

*** FOR FAMILIES:** A highchair and a Pack ‘n Play are available upon request at no extra charge.
