The Space
From the moment you step through the grand entrance, you will be struck by the home's sophisticated, curated ambiance and generous open floor plan.
• Living & Entertainment: Relax in two large, sun-drenched living rooms separated by a cozy double-sided fireplace. Nestled between the two spaces is a full bar, perfect for hosting and entertaining in style.
• Formal Dining: Enjoy memorable meals at the elegant round dining table with comfortable seating for six.
• The Chef's Kitchen: A culinary dream! Fully stocked and equipped with high-end luxury Viking appliances, double ovens, a warming drawer, and a large stainless steel farm sink. • The Primary Suite (Main House): A sprawling oasis featuring a four-post King-sized bed and a cozy sitting area with sofas. Perfect your look using the floor-to-ceiling mirrored doors that enclose one of two sprawling walk-in closets. Bonus: Enjoy immediate private access to the outdoor hot tub!
• The Primary Ensuite: Bathed in radiant sunshine from a wall-to-wall skylight, this spa-like bathroom boasts dual vanities, a deep soaker tub, a spacious walk-in shower, and a private water closet.
• Bedroom 2 (Main House): Located just left of the grand entrance, this bright room features a Queen bed, a large wall-sized window, plenty of dresser storage, and a private ensuite bathroom with a walk-in shower.
• The Private Casita: Situated opposite a beautiful custom-made fountain near the front entrance, this detached suite offers ultimate privacy. It includes a Queen bed, a small table for dining or working, a Roku TV, dresser, closet, and a full bathroom with a walk-in shower.
There is also a spacious half-bathroom conveniently located near the main entrance.

• The Executive Office: Located to the right of the entrance, this spectacular workspace is flooded with natural light from windows on three walls. It features a cozy fireplace, a large wooden desk, an extensive library bookcase, a Roku TV, and a comfortable couch and coffee table. There is even a dedicated closet with rolls of wrapping paper on wooden dowels for your convenience!
• Outdoor Living: Step outside to an expansive wrap-around patio designed for taking in the views. Grill up dinner on the built-in BBQ, lounge in the plentiful seating areas, or melt your stress away in the hot tub while overlooking the city lights.

RULES:
*Plan to grocery shop: except for one roll of toilet paper per toilet at the top of each stay, we do not supply consumable products (TP, paper towels, soaps, spices, etc.). Consumables left behind by a previous guest or owner may be used or discarded.
*Quiet Hours are between 9pm – 8am.
*There cannot be more than 8 people in or on the property at one time and no more than 6 occupants overnight.
*We do offer late check-out and early check-in, when possible, for a modest additional fee for our cleaners. An unplanned late check out really affects our cleaner's schedule. If you do not arrange a late checkout in advance, there is a $55 fee. If you do not checkout by noon, you will be charged an additional night's stay.
*This is a non-smoking house. $500 smoke mitigation fee will apply if smoking of any variety is found.
*Please remove shoes when entering the home to protect the flooring and reduce dirt intrusion.
*No cats allowed.
*Dog by approval only. If approved, one small, house-trained dog, up to 15 lbs. allowed.
*If you are traveling with a Habitue-approved dog, the homeowners request that it be kept in a crate whenever you are away from the home. There is a pet servicing fee of $45/pet. This is a one-time charge that will be requested after you have booked. Please remove any dog droppings and dog hair before checking out. If pet hair or waste causes additional cleaning expense the expense will be billed to you. If discovered, any unauthorized pets will need to be immediately removed and a pet mitigation charge of $500 will apply.
*Events or content creation activities of any kind—including baby showers, receptions, birthday parties, photo shoots, filming, and social media/video production—are not permitted. Unauthorized events or productions will result in a minimum $1,500 charge and immediate removal from the property. Additional charges for damage may also apply.
*Fireworks of any kind are strictly prohibited on the property and are illegal in the Boise Foothills.
*Friendly reminder to please use the provided black towel for face make-up. So many of our towels and pillowcases are stained by oil-based make-up and our professional laundry service can't even bust these stains. We appreciate you helping us conserve our linens.
*Sometimes it's hard to know what sound level is too much so we use a noise monitoring device. It won't invade your privacy because it does NOT record actual sounds or conversations, it only monitors the ambient noise level (measured in decibels). If it goes off, it gives us a chance to warn you that your sound level is such that it could upset our neighbors.
*There is also a Ring camera system to monitor the outside of the home.
*If a failure to follow the house rules impacts the next guest's stay and causes us to need to discount or refund that next guest you agree to be responsible for the resulting cost.
