A real home, lived in and loved. Now available for your family or small group to enjoy!

The Arvada Aerie is a warm, comfortable 4-bedroom, 2-bathroom home sleeping up to 8 guests across two levels. Upstairs, a soaring vaulted ceiling anchors a bright, open living and dining space that flows through the kitchen and out onto a brand new back patio, complete with a grill, fire pit area, and the kind of big backyard trees that make you feel connected to the mountains just a short drive away. Downstairs, a fully loaded basement keeps everyone entertained: an 85" flat-screen smart TV with built-in surround sound, a game table, a dedicated remote work station, a secluded sleeper-sofa nook, a home gym, and a two-person sauna.
Whether you're here for a long weekend with the extended family, or a week of remote work with a change of scenery, this home has everything you need and a professional management team to make sure it stays that way.

The Main Level:

You'll enter into a generous living room anchored by a soaring vaulted ceiling. It's one of those features you don't realize you've been missing until you spend an afternoon in it. The open layout connects seamlessly to the kitchen and dining area, making it an ideal space for cooking together, catching up over coffee, or simply spreading out without feeling on top of each other.

Through the kitchen, a sliding glass door opens to the backyard, the undisputed highlight of the property. A brand new concrete patio with a gas grill and outdoor dining area gives way to a purpose-built fire pit area at the far end of the yard. Mature trees line the perimeter, giving the space a sense of privacy and a genuine Colorado outdoors feeling, even from a convenient suburban address.
A hallway off the main living area leads to all three main-floor bedrooms and a guest bathroom, as well as a small in-unit laundry area for longer stays.

Bedrooms:

The primary suite features a king bed and a private en suite bathroom. The two guest bedrooms offer a queen and staggered bunk-beds respectively, sharing a well-appointed full bathroom in the hall. A fourth sleeping space, complete with a memory-foam mattress, bedding, end table and lamp, sits in a quieter corner of the lower level, and works well as a den, office, or extra bedroom for guests who need it.

The Basement:

Downstairs is where the home earns its keep for families and groups. Large egress windows keep the space bright and comfortable. This isn't your typical dark, forgotten basement.

The centerpiece is a dedicated movie area with an 85" projection screen and built-in 5.1 surround sound speakers. A round table sits nearby, equally at home for board games, poker night, or a puzzle marathon. There's also a serious remote work setup: a standing desk with a wall-mounted monitor, ideal for anyone who needs to stay productive between adventures.

For those who want to check out entirely, a sleeper sofa has been sectioned off with floor-to-ceiling curtains, providing genuine visual and noise privacy from the rest of the basement. A home gym rounds out the lower level, featuring a professional-grade squat and bench press rack with ample weights, a dip bar, dumbells, bands, muscle rollers and more. Everything you need to stay active for a quick weekend trip or an extended stay in the home! Oh, and of course the crowd favorite: a beautiful wooden two-person sauna.
One thing parents tend to love: the basement has its own door at the bottom of the stairs. Send the kids down for a movie, close the door, and enjoy the backyard or upstairs living room in peace. (You're welcome!)

A Note from Your Host:

This home is a little different from most listings you'll find. It's not a purpose-built rental. It belongs to a couple who have spent years filling it with things they actually love, and it shows. What you won't find here is that slightly hollow feeling of a unit assembled overnight for the algorithm. What you will find is a home that's been tastefully curated from years of traveling and woodworking projects; genuinely lived in and cared for.
When the owners are out of town, the home is professionally managed, so you'll get responsive and experienced support throughout your stay. The rare combination of a real home and hotel-grade service. I'm available whenever you need me, and I'm always happy to recommend restaurants, arrange activities, or help make your trip feel effortless.

One last thing I’d like you to keep in mind: every week, the neighbor's kid comes by to roll our trash bins to the curb. It may be a small thing, but it's the kind of detail that tells you something about what kind of street this is. We hope you’ll come experience it for yourself.

Sincerely,
Sebastian
