ABOUT THIS SPACE

The paved, gentle drive into the gated Lodges of Reedmont community is your first clue this isn't a cabin — it's a private mountain resort. Six thousand square feet, three levels, twelve bedrooms, and walls of windows framing the Smokies.

Head downstairs first — everyone will ask about the pool. Your private heated indoor pool runs year-round with a cascading stone waterfall, jetted streams, and color-changing LED lights. Next door, the game room hums with rivalry — pool table, foosball, a 60-game arcade, and a 4K Smart TV, plus a second laundry set for wet towels.

Outside, the hot tub waits under a sky full of stars once the sun drops behind the ridge. Decks wrap three stories with rocking chairs and Adirondack seating — gather at the gas fire table for a golden-hour toast.

Movie night gets its own room: fourteen recliners face a 75-inch screen, plus thirteen TVs scattered through the house. The bar lounge pours easy — a wet bar, an ice maker, a 100-cup coffee maker, and a glass garage door that rolls up to merge the lounge with the deck.

The kitchen earns "gourmet": dual ranges, refrigerators, dishwashers, and microwaves flank a quartz island so thirty-six people build breakfast at once. Two long tables seat two dozen under chandeliers, plus island and alfresco seating.

Twelve bedrooms spread across three levels. The main level holds two king en-suites, including a genuinely ADA-friendly suite with a curbless roll-in shower. Upstairs, king and queen suites carry playful names — Bears & Trees, Buffalo, Cowboy, Wildlife — plus two bunk rooms and a shared balcony. The lower level adds three more king suites by the pool and game room.

LOCATION & WHAT'S NEARBY

Splash Mountain sits inside the Lodges of Reedmont community on a ridge above Sevierville, Tennessee — close enough to be there in minutes, far enough up the hill for crickets instead of traffic.

Downtown Sevierville and Forbidden Caverns are about 10-15 minutes away. Dollywood and Splash Country run roughly 15-20 minutes down the parkway. The Titanic Museum is about 20-25 minutes, near The Island in Pigeon Forge and its observation wheel, go-karts, and mini golf, also about 20 minutes.

Old Mill Square and Tanger Outlets are 15-20 minutes out. Gatlinburg's downtown, the aerial tramway, Ripley's Aquarium, and Anakeesta run about 30-35 minutes, matching Great Smoky Mountains National Park and Laurel Falls. Knoxville's airport is about 45 minutes.

PARKING

Free on-site parking accommodates up to 9-10 vehicles, so groups arriving in multiple cars never shuffle spots or hunt for street parking. The driveway is paved with a gentle grade, not a steep gravel road, which matters with a loaded SUV or an unfamiliar rental.

A dedicated ADA-friendly parking area connects directly to a ramp at the front door, easing entry for guests with mobility needs or luggage.

HOUSE RULES

Check-in is after 4:00 PM, checkout before 10:00 AM, giving the cleaning team time to reset all 12 bedrooms and 12.5 baths. Occupancy is capped at 36 guests, including children — noise decibel monitors are calibrated for large groups, so normal gathering noise is fine, but unauthorized parties get flagged. Fireworks are not allowed.

The lodge is smoke-free, vape-free, and pet-free. Re-engage the pool room's splash alarm after every use, observe quiet hours from 10 PM to 8 AM, and never approach wildlife — bears here can open unlocked car doors, so please keep your vehicle and cabin doors locked. A signed rental agreement and ID are required within 24 hours of booking.

• The Road Leading to the Lodge is a paved gentle drive, no scary mountainous roads here.
• Starter Supplies: We provide a starter supply for your first day, including 1 dish soap, 2 dishwasher packets, 1 laundry soap, 2 trash bags, 2 paper towels, and 2 toilet paper per bathroom Each bathroom is stocked with a small shampoo, conditioner, and bar of soap. Coffee and accompaniments are also provided. Guests are responsible for any additional supplies needed for their stay.
• Pool Safety: The pool room is secured with an electronic keypad and a self-closing, self-latching door. A splash alarm is also installed for safety. Instructions for managing the alarm are in our guide. Please ensure the alarm is re-engaged after every use.
• Wildlife: You are staying near the Great Smoky Mountains National Forest. Please do not attempt to feed, pet, or approach any wildlife, including bears. Keep your vehicle doors locked at all times, as bears can open them.
• Local Critters: Our cabin is professionally treated for pests. However, given our mountain location, you may occasionally see an insect inside. They can sneak in when doors are opened.
• Travel Insurance: We highly encourage purchasing travel insurance to protect your trip from unforeseen circumstances. Please inquire if you would like to purchase a plan through our partner.
• Cancellation Policy: The cancellation policy shown on the booking site you reserved through applies to your reservation. No refunds for weather or other force majeure events.
• Trash Removal 4 - 32 Gallon trash bins are on site. In the event you need them dumped during your visit you have one of two options. Option 1 you can run the bags down to the subdivision entrance and place them in the trash compactor provided for free. Option 2 notify management and our cleaners will come out the next day for a nominal fee of $25 and remove the trash for you.

Noise Decibel Monitors:
Our properties are equipped with noise decibel monitors to ensure property safety and to reduce noise complaints due to unauthorized parties. At any time the monitor detects extreme noise you will be notified. We are mindful that large group cabins will tend to be louder than smaller cabins, no worries the detectors are adjusted for larger gatherings.
