Recently renovated from top to bottom, this home offers a premium desert experience, blending mid-century modern decor with high-quality amenities. The open-concept living area features comfortable seating, a 50" Smart TV, and expansive glass sliders that create a seamless transition to the stunning backyard oasis.

KITCHEN & DINING:
Prepare delicious meals in the fully-equipped modern kitchen, complete with:

• All-new appliances: stove, oven, microwave, dishwasher, fridge
• Blender
• Coffee station with a ground coffee maker
• Dining table that comfortably seats eight

BEDROOMS:
This home comfortably sleeps six guests across three uniquely-themed bedrooms:

• Master Bedroom: A spacious retreat with a king bed, an ensuite bathroom with a shower, a streaming-ready TV, and direct access to the pool and backyard.
• Bedroom 2: Features a comfortable queen-sized bed and beautiful mountain views.
• Bedroom 3: Offers a cozy queen-sized bed and serene mountain views.

In compliance with City of Palm Springs regulations, the primary renter must provide a copy of a government-issued ID, submit the license plate numbers for all vehicles parked at the property, and sign a required rental agreement prior to check-in; all adult occupants must also confirm that they have read the City’s Good Neighbor Brochure. Verification and contracts are submitted through an alternate page called SuiteOp after confirmation of reservation*

We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.

*CANCELLATION POLICY: Payment and cancellation terms depend on who collects your accommodation payment. APEK does not add a card-processing cancellation deduction to accommodation payments collected by Airbnb, Booking.com, or another booking channel; your booking channel's confirmed cancellation policy applies. For direct bookings and current Vrbo reservations where APEK collects the accommodation payment, the existing 5% service charge on refunds for non-refundable credit card processing fees continues to apply. The following refund terms apply only to those APEK-collected bookings under this policy: Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.

• 100% refund for cancellations made within 48 hours of booking.
• 50% refund for cancellations made at least 30 days before check-in.
• No refund for cancellations made within 30 days of check-in.

POOL / SPA HEATING:
Optional pool heating is available for a fee of $99 per night and must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours' notice before your arrival to ensure the pool is heated for your stay.

*** For Families: A highchair and a Pack ‘n Play are available upon request at no extra charge. We also provide plastic-ware and board games for your enjoyment.

*** PET FEE: ***
A non-refundable pet fee of $75 per pet is required for all stays with pets to cover additional deep cleaning.

*** ADDITIONAL CLEANING REQUIREMENTS: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.
