This inviting home accommodates up to 8 overnight guests across three bedrooms, with more room in the luxury Treehouse above in the woods. It has two full bathrooms and one powder room. There is a dining and living area on the main floor, and a kitchenette, bar, and living area on the lower level. It is a location and layout ensuring a comfortable and restful stay.

TreeTops boasts an expansive chef’s kitchen where staying in becomes an out of this world culinary adventure. The Bosch 800 Series appliances add a touch of sophistication and efficiency, making every cooking endeavor a pleasure. The open main floor creates a communal atmosphere that enhances the joy of preparing and sharing delicious meals.
Beside the chef's kitchen is a bespoke dining experience for ten with a sturdy oak table, mood lighting, and plush chairs for long meals and delicious memories together.

The main floor living area has a captivating interplay of textures and a warm glow from the linear gas fireplace. An extra-deep rustic leather couch, four relaxing swivel chairs, three heartwood accessory stools, finished with bespoke poured concrete and reclaimed wood coffee tables.

Exit the living room to the covered porch where you can share a meal at the table for 8, or unwind in the sitting area, where soothing sounds of the falls below and stunning vistas await. Overhead, IR heat extends your porch season.

The lower level is thoughtfully designed, offering an ideal setting for lively game nights or the screening of your favorite movies. Adjacent to the living area is a hickory bar and kitchenette with full refrigerator, bar sink, and microwave. Two bedrooms are on the lower level – Stacked Dreams and the Quiet Corner Queen.

Exit the lower level to an expansive stone patio with distinctive rock sculpture thoughtfully crafted to provide a memorable backdrop for capturing cherished moments.

Venture farther to discover a fire pit and its ring of massive sitting stones. This is perfect for toasting marshmallows and recounting the day's adventures.

Embrace the spirit of a woodsman before surrendering to the healing warmth of the Sauna House. The Sauna House is just steps off the covered porch. At the rear of the sauna, guests will find everything they need to fire the wood furnace and set a sublime stage for later.

Off the grid yet not without creature comforts, the luxury Treehouse is another haven for those wanting to go deeper with nature. The loft sleeps two and the living room loveseat folds into a twin. Solar panels power the lights, pump, and 12 volt electrical system. Propane fuels the kitchen burners, vented furnace during cool season, and on-demand hot water in the shower. The bathroom uses a portable camping toilet. The Treehouse has a 75-gallon supply of water for the sink and shower during the warmer months; guests bring water for consumption. The Treehouse stays cooler in the forest understory, has a fan, and doesn’t use air conditioning. Maximum Treehouse occupancy is four and children must be always accompanied by an adult.

A tranquil retreat separate from the main house, the Overlook is another space to unwind, whether you're seeking solitude, a snooze, or a memorable place to picnic. Take in the sights and sounds of nature from Adirondack chairs or sit at the picnic table. The covered roof ensures shelter, allowing you to savor the outdoors even in a light rain, while solar lighting delicately illuminates your evening.

Adventure seekers might choose a gentle hike in the riverbed taking you past towering oaks and rock faces that gaze down upon a tapestry of tiny wet life. Guests of all ages can ascend the gully wall using the rope railing below the Overlook.

Hit the trail or get out on the water, all guests between May and October enjoy a complimentary full-day bicycle or kayak rental from Shoreline Rentals in nearby Penn Yan. Once powering grain and paper mills, today, the Outlet Trail stands as a scenic watercourse, inviting visitors to explore its historical significance and appreciate the natural beauty that links Keuka and Seneca Lakes. Rent bikes and set Seneca Stag Brewing in Dresden, NY as a half-way point for a break with a bite and a pint. Or, get up close with nature as you meander your kayak’s toward the mouth of Keuka Lake.

Days like these call for re-charging at night in one of three bedrooms, or on one sleeper sectional for that unexpected guest.

Master Suite - Climb the hand-crafted floating stairs to an elegant master suite and some of the very best views at TreeTops. A luxurious king platform bed, dresser with espresso station and wireless pad charger, flatscreen Samsung television, full length mirror, walk-in closet, stone tile bathroom floor, lighted mirror and medicine cabinet, floor-to-ceiling tile shower with rain head, hand wand, and a surprising lake view.

Quiet Corner Queen - This bedroom is at the end of the lower level hall, away from it all. A cozy queen platform bed, closet, desk for catching up on email, espresso station, wireless pad charger, Samsung television, and sliders to the patio if you need to step out for a call or come in early from the fire pit.

Stacked Dreams - Where long days and busy bodies recharge. The feature of this lower level bedroom is a three tiered custom bunk - full at floor level with two child-only twins stacked to the ceiling. This room sleeps four and has a custom closet and large dresser.

There are three bathrooms. A woodsy powder room is located on the main floor. There is an elegant full bathroom in the master suite with a birds-eye view. Another full bathroom is located on the ground level with no-curb entry into the glass shower.

TreeTops uses Samsung televisions throughout that stream over a high speed WiFi signal.
A little bit on indoor heating and cooling. Radiant heat floors on the main and lower levels, and wall units for summer-time cooling, use efficient geothermal energy. A sleek linear propane fireplace in the living room offers wintertime warmth and relaxing ambiance any time of year.

Wash and dry with energy efficient side loading units in the laundry room located on the main floor.

A propane grill is located on the small porch nearest the kitchen.

If you are curious, water at TreeTops comes from deep underground and is remarkably clean and pure. Drinking water is filtered further and served from the dedicated faucet next to the kitchen sink. Ice is made from filtered water using an under-cabinet commercial ice maker.

Tranquility dislikes interruption, so the main house is equipped with a backup electrical generator that will automatically take over in the event of power loss.

On parking, TreeTops has plenty of room for 3-4 vehicles and an out-of-the-way position for your boat or snowmobile trailer on wide level gravel surface. All-wheel drive is required for those trailering and guests visiting during snowy months. The Treehouse can be accessed by driveway and has parking for one vehicle. A just-in-case parking area is located at the bottom of the driveway if severe winter weather is in the forecast. Guests using electric vehicles will find an EV charging port (NEMA 6-50 type) on the east wall of the house at the upper-most parking spot.

Our seven-day stay at TreeTops was the best of two worlds—we had untamed natural beauty surrounding us outside and refined luxury inside. Before we arrived, TreeTops sent emails preparing us for the visit, outlining the process for checking in, what to expect upon arrival, where everything was located, along with links to informative videos about the accommodations. TreeTops was exactly as advertised: modern, clean, and with a well-stocked chef’s kitchen. The open living space stretching from the inline gas fireplace on one end to the kitchen on the other end was delightful and provided a view of Keuka Lake with floor-to-ceiling windows. We travel with another couple, and TreeTops gave us everything we needed to enjoy each other’s company while also providing plenty of space to separate. One master bedroom was upstairs (with picture windows providing a view of the lake) with another on the lower level, each at opposite ends of the house. We hiked in nearby state parks (Watkins Glen State Park, Letchworth State Park, Buttermilk Falls State Park), and took day trips to Niagara Falls and the Corning Glass Museum. TreeTops also gifted us with a $50 voucher to Abandon Brewing and a wine tasting visit to Anthony Road Winery hosted by the Martini family. The vouchers were a very nice touch by our host. The spacious deck overlooking Keuka Lake was a great place to kick back and enjoy a sundowner. We purchased groceries from the Mennonite store—Oak Hill Bulk Foods—just “over the hill” from TreeTops, and steaks from Morgan’s Grocery in nearby Penn Yan, and grilled several evenings on the outdoor gas grill. Our visit was in mid-October so the leaves on the maples and hickories were in prime display, and with the nighttime temperatures a little cool, the in-floor heating was cozy on our feet. After dinner, half an hour unwinding in the 138-degree steam was totally awesome, followed by a glass of wine sitting before the fireplace in comfortable bathrobes and reflecting on the day. TreeTops is an awesome experience: aesthetically designed, clean and modern, and surrounded by beauty. Very nicely done—thank you TreeTops.

We had the most delightful stay at Treetops as a family over spring break! The photos and videos on the listings are beautiful but don’t even remotely do the place justice. Our hosts were fantastic communicators giving us great insights into local activities and food options. The house itself was such a beautiful retreat, we hardly wanted to leave it during the day! It was also impeccably clean and stocked with everything we needed to feel at home. The floor to ceiling windows and natural modern decor made it the perfect place to relax, cook/eat meals as a family, play games, and enjoy slow mornings. We loved playing shuffleboard on the lower level, going for walks in the beautiful surrounding woods, having a sleepover in the treehouse, and relaxing in the sauna. Nobody wanted to leave when it was time to go home!! Absolutely wholeheartedly recommend!!! Thank you, Treetops!!

Treetops was the perfect setting for two families to join together to cook Thanksgiving and relax together. No detail was missed in the design or comfort of the home. We can't wait to find an opportunity to book again. We had 4 adults and kids ranging from 6 to 13 years old. All had a very comfortable and relaxing time. The shuffleboard table was a huge hit, and the kids enjoyed the basement space w/oversized beanbag, big tv, and creative bunks that quickly became a "fort" for sleeping. The treehouse was a nice escape for the 12 and 13 YO! We had mixed weather, but did get out on the trails a bit, which the kids really enjoyed. The adults enjoyed college football and NFL games on the big screen upstairs while we cooked and caught up. It was so nice to cook and relax in such a well-appointed kitchen and family room space. The layout of the common area is excellent for spreading out, and you could even keep up w/the games on TV from the kitchen. Special details like high-end sheets and great quality appliances were a definite plus. The views of the lake, even in winter are stunning. While we cooked mostly at the house, we headed into Penn Yan, a short 10m drive away to eat at Union Block (highly recommended). Easy drive with a grocery store and restaurants open year-round. Thanks again for a great stay, highly recommend!
