The property has direct water access for kayaks and swimming, with the local beach on the adjacent parcel and a hot tub for the winter time. Property features large living room, dining area, sun room and study with a desk and sofa. The home is located 15-min to dining and shopping at Lee, 30-min to Great Barrington, 25-min to Tanglewood, and 30-min to skiing at Butternut.

Property is a whole home on a private, waterfront lot in Becket.

Vehicle required; in the winter, 4WD or AWD necessary given the weather.

Notes & Disclaimers:

Wildlife: This is a home in a rural part of the country. You may see wildlife including deer, coyotes, foxes, and bears. Please be mindful of your surroundings and leaving out food and trash.

Weather: In the winter, there will be snow, ice, and occasional snowstorms. We recommend driving a vehicle with AWD or 4WD. Please drive with caution and be prepared with regards to the ability of your vehicle to drive in the snow.

Power & Internet: This is a rural part of the country. You may lose power or internet during inclement weather. We do not issue refunds for loss of power or internet out of our control.

Air conditioning: There is one unit in each of the four bedrooms and one in the living-room that would also heat/cool the loft area. AC availability is seasonal and depending on weather (late spring and summer). Heating is also seasonal, and depending on weather, available during the cold seasons (autumn-winter).

Pets: We're happy to welcome your pup to the home. There’s a $150 fee + tax for the first dog and $50 + tax for each additional one. If you’re planning to bring more than one, please reach out to us before completing your booking so we can get everything set up for you. For everyone's comfort, we kindly ask that dogs stay leashed outdoors and that you clean up after them. Please note that cats aren't permitted due to allergy concerns. Any pet-related damages may result in additional charges.

Long Bow Lake: This property has private access to Long Bow lake. While we openly advertise the lake access feature, please mind that:

• There is no life guard on duty at the lake.
• We have no control over the quality of the water at any given time, and the Sherwood Green Association may deem it necessary to limit access to the lake if the testing results require so, without prior notice.
• While we do not prohibit ice-fishing in the lake during the winter months, we definitely do not encourage it for safety reasons! Please assess any risks and consider your group's safety before ice-fishing at the lake.

Maximum occupancy: Please mind that this house can host a maximum of 10 guests per fire code. As per the fire department, infants are included in that number. Therefore, any infants included in the booking above maximum occupancy of 10 would unfortunately result in the reservation being cancelled.

Cancellation Policy: We cannot make any exceptions to our cancellation policy. Please consider traveler’s insurance.
