Welcome to Blue Hill Farmhouse. Circa 1857, this tastefully restored, historic farmhouse includes a separate, free standing designer guest house only minutes from Hudson, NY. Privately situated on 8 + acres featuring pasture, woods, a pond, and mountain views in the distance. The three-bedroom main house provides updated comforts like high-end appliances and central air conditioning, without compromising any of its historic charm.
No details were overlooked here, like the custom Dutch doors and eye-catching copper gutters. The sweeping Hudson Valley views can be enjoyed from the main house as well as the newly constructed 1100 square foot, 2-bedroom guest house. A gunite in-ground heated pool is situated beside the blue stone patio, the perfect spot for entertaining (seasonal). Both kitchens, dining areas and livings spaces are on the main floor while all bedrooms are on a second level, accessed by a single staircase. The guest house has a cozy second level den with a couch and tv.

Cottage: 2 beds, 1 bath (Queen, Double)
Both houses have kitchen, living and dining areas.
Guests will have access to the entire property, a main house, secondary guest house and the grounds. Pool May 1st - September 30th
Please note Blue Hill Rd is a County Route. It is not "highly traveled" but there is a potential for car or occasional truck noise.
Pool is heated and open May through September. Please ask about your specific day and pool availability if it falls near these dates.
Regular maintenance like landscaping, snowplowing, pool cleaning or pest control happens Monday - Friday and may overlap with your stay. We ask you allow them to do the work they are paid for so the quality of the house can be maintenance, and they will be on their way.

-Wildlife:
Our homes are often in rural areas, so you may encounter insects (bees, spiders, flies), small animals (squirrels, raccoons), and occasionally larger wildlife (deer, bears). Please be prepared for nature during your stay and remember they’re more afraid of you than you are of them.
-Power & Internet Outages:
Outages can happen in this area due to weather or other factors. Because they are out of our control, we do not provide refunds for these interruptions, but we’ll do our best to help you work around them.
-Weather:
Rain, wind, snow and extreme heat and humidity are possible depending on the season. Please plan your travel accordingly, as we cannot refund missed stays due to weather conditions preventing travel.
-Additional Guests & Occupancy Limits:
The listed occupancy applies to your entire stay, not just overnight guests. Any extra guests or events must be approved in writing before arrival. Unapproved gatherings or over-occupancy will result in immediate removal without a refund.
