Cell service availability varies in the high desert. We recommend taking note of the directions to the home, WiFi password, and access codes beforehand. Cell network strength can vary by topology, time of day, weather, and whether you’re located inside or outside of a vehicle or house. Please be prepared by enabling wifi calling or downloading a VOIP program.
The desert is home to a variety of amazing creatures, including coyotes, insects, mice, snakes, and other wildlife. It is incredible for those who love to nature-watch from afar, but may not be for everyone. Use caution and do not touch wildlife. Avoid leaving food outside (including residue in grills or fires), secure all garbage, and keep doors and windows closed.
Quiet hours are from 10 PM to 7 AM. We kindly ask that you refrain from hosting parties or creating excessive noise during your stay, as we strive to maintain a peaceful environment for both our guests and neighbors. Amplified outdoor sounds are strictly prohibited.
This Wander is a single-level home with no stairs, but climbing a few steps is required to navigate around the property.
This home follows a strict maximum occupancy rule. Please make sure that the total number of guests accompanying you (including both children and adults) doesn’t exceed the indicated maximum occupancy above to avoid cancellation of your stay and additional fees.
This property is off a paved road, but please keep in mind that many roads in the high desert are dirt roads. While a four-wheel-drive vehicle is not required, you will need a car to get around. Please drive slowly and watch for ruts or rough patches in the road, especially after it rains.
This is a pet-free hypoallergenic space. No pets are allowed inside the home to maintain a hypoallergenic area as much as possible for our guests’ comfort.
The pool is open for heating at no cost from April, May, September, and October. It can be heated at an additional fee of $200 per night on March, November, and December, and $150 per night from January to February.
Please contact the Concierge team at least 72 hours before your arrival if you would like the pool heated during your stay.
Parties & Events
Hosting parties and events is strictly not allowed without prior approval.

Unauthorized commercial photography or filming is not permitted.
Prohibited Items
Firearms, wax candles, and drones are not allowed on the property to respect neighbors and the fragile nature of the desert ecosystem.
Power Outages
Due to the rural nature of the High Desert, occasional power outages may occur. You will promptly be informed of any planned service interruptions. Please note that refunds or discounts will not be issued for unplanned power outages.
If the power goes out in the home, it is typically restored within two hours. Emergency flashlights are located throughout the house and plugged into wall outlets for easy access. For the most up-to-date information on restoration times, you can visit the Edison website. If you prefer, feel free to contact Concierge to receive updates.
Check-In & Checkout Policy
Guest access begins at 4 PM on check-in day and ends at 11 AM on check-out day, unless approved in writing in advance. Check-in after 9 PM is not allowed without prior approval. Unauthorized early arrivals or late check-outs will incur a fee of 50% of the nightly rate.
Maximum Occupancy
The number of people on the property may not exceed the number of guests in your reservation confirmation plus two (regardless of whether they are staying the night or just visiting). Additional guest fees starting at $65 per person per night will apply for any unauthorized persons.
Recreational Vehicles & Accommodation
Recreational vehicles, motorcycles, camping, or other overnight accommodations outside the property are not allowed. Violations of this policy will result in termination of the reservation with no refund.
Trespassing
Feel free to take walks around the property. However, please be mindful not to enter neighboring yards or private areas, as this would be considered trespassing.
