Free Bird is a new-build home in Joshua Tree designed around an integrated indoor-outdoor living room, where sliding doors open the space to the yard. The fully fenced property holds an in-ground pool with a hot tub, a pickleball court and a covered patio with an outdoor fireplace and smart TV. With two king bedrooms, it suits couples traveling together and small groups who want to spend most of their time outdoors, 7 minutes from town.

-Outdoor Amenities-
The fully fenced yard is where Free Bird shines. Take a dip in the in-ground pool during the day, lounge on the four sun tanning chairs or get a game going on the pickleball court. At night, gather under the patio by the outdoor fireplace and watch a favorite show on the outdoor smart TV, or move to the propane fire pit and the hot tub for stargazing. A BBQ grill and outdoor seating make it easy to stay outside through dinner.

-Living Area-
The indoor-outdoor living room is the heart of the home, with sliding doors that open it to the patio and yard so you feel connected to the desert. An indoor smart TV is there for movie nights, and the new-build interior keeps everything fresh and comfortable.

-Kitchen and Dining-
The kitchen has what you need to cook at home, and the BBQ grill and outdoor seating bring meals out to the patio.

-Bedrooms and Bathrooms-
Free Bird has two bedrooms, each with a king bed, and two bathrooms.

-Surrounding Area-
Free Bird is about 7 minutes from Joshua Tree, with its cafés, galleries and shops, and close to Joshua Tree National Park for hiking, climbing and scenic drives. Pioneertown and La Copine in Flamingo Heights are each about 25 minutes away, and Palm Springs is about 50 minutes.

A personal vehicle is necessary to get around in this area - rideshare apps are not guaranteed.

There are no dirt roads on the way to Free Bird.

-Pool Heating Fee-
Should you wish to have the pool heated to 85 degrees, please notify us in advance of your arrival, as there will be a supplemental charge per day for this service due to high fuel costs in this area. If you'd like the pool heated for multiple days, we ask that days be consecutive to conserve energy, thank you! Pool heating is not usually necessary May through September. Please note that we will need at least 24 hours' notice to heat the pool.
► $300 for the first night and $200 per night after
During the winter months, please be aware that colder outdoor temperatures may cause the pool to feel cooler than its maintained temperature of 85°F. We kindly ask that you ensure this temperature meets your comfort level before submitting a request, as refunds cannot be issued on this basis.

-Hot Tub Heating-
No fee to heat the hot tub! Please note that because the hot tub is an in-ground hot tub, it is not heated constantly in order to conserve energy. It will take around 30 minutes to heat to 104 degrees from ambient temperature.

-Pool and Hot Tub Service-
The pool and hot tub are serviced Mondays and Thursdays, approximately between 9am and 4pm. Please note that these times are estimates and may change slightly due to our technician's busy schedule. He will not approach the house but will go directly through to the backyard.

-Pet Policy-
We welcome your dogs! There is a $100 per dog per stay fee, limit of 2 dogs maximum. Please note on your reservation if you are bringing dog(s) and how many, and we will adjust the price accordingly. There is an unauthorized pet fee of $1000. Please use the provided dog sheets before allowing your dogs on any furniture. Cats and other pets are not allowed.

-Wildlife & Safety-
The desert landscape is teeming with wildlife and natural beauty, offering a unique connection to nature, but it's important to be mindful of the creatures and plants that call this area home. Guests may encounter a variety of wildlife during their stay, and while direct encounters with dangerous animals like coyotes, snakes, scorpions, bobcats, mountain lions and other desert dwellers are rare, it is important to be aware of your surroundings and to keep a safe distance from these creatures when spotted. Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By booking this property, guests acknowledge the potential for wildlife encounters and assume responsibility for their safety and the safety of their group. By respecting the local environment and staying aware, you can fully enjoy the magic of the desert.

-Security Camera-
For your security, there is an exterior camera located at the driveway, which monitors vehicles and occupancy. There are no cameras inside the home or facing any private areas, including the pool and hot tub areas.

-Hot Tub Care-
Please avoid using the hot tub immediately after it has been serviced, as chemical levels are higher than usual for a short time. Please rinse off oils and lotions before entering, keep the cover on when not in use, and no drinking in the hot tub, please. Any misuse may result in an additional maintenance charge.

-Cats-
We are unable to accommodate cats due to the owner's severe allergy. We appreciate your understanding!

-Check-in and Check-out-
Check-in is after 4:00 PM and check-out is at 11:00 AM. Early check-in and late check-out requests must be made at least 24 hours in advance and are subject to availability and our cleaning schedule.

-Late Check-out-
Any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee for the first hour, with an additional $100 charged for every hour thereafter.

-Check-out Tasks-
Before you leave, please wash any dirty dishes or load and start the dishwasher, place used towels on the bathroom floor, leave used beds unmade, turn off all lights, check for personal items, and lock all doors and windows. No other cleaning or trash removal is required unless noted elsewhere in this listing.

-Lost and Found-
Items left behind will incur a minimum return shipping fee of $50, depending on the shipping address.

-Quiet Hours-
Quiet hours are 10:00 PM to 7:00 AM. Please keep voices and music at a respectful level outdoors at all times, and turn off all music, including portable and vehicle audio, during quiet hours. Guests are responsible for any noise fines, and a minimum $1000 fine applies to any noise citation.

-Smoking-
Smoking of any kind, including cigarettes, cigars, vapes and cannabis, is not permitted inside the home. Outdoor smoking must be at least 20 feet from doors and windows, and all smoking materials must be fully put out and thrown away. Evidence of indoor smoking will result in smoke-removal charges and a $1000 fee.

-Visitors-
Only guests listed on the reservation may stay at or visit the property unless we approve it in advance, and the total number of people on the property may not exceed the listing's maximum occupancy. Please message us before inviting any visitors.

-Parking-
Please park only in the driveway or other designated parking areas on the property. Street parking is not permitted and may result in fines.

-Restricted Areas-
Any locked closet, room or storage area on the property is reserved for rental supplies and is off limits to guests. Guests may be held responsible for damage or missing items if a locked area is entered.

-Photoshoots and Events-
Events, parties, weddings, photoshoots, filming and other commercial use of the property are not permitted without our written approval in advance. If you would like to use the home for a photoshoot or production, please message us before booking, as additional fees apply. Unauthorized commercial activity may result in a violation and production fee of up to $10,000 and termination of the reservation without refund.

-Cell Service-
Cell phone coverage is available at the property, though reception can vary by carrier.

-Damage Waiver Policy-
Each reservation requires either a refundable security deposit or a non-refundable damage waiver.
