Mulberry & Pine is a newly remodeled home on 2.5 acres in Pipes Canyon, a remote part of Pioneertown surrounded by flat-topped mesas. The remodel, by Wolfgang Pichler Design, pairs modern Scandinavian style with the desert. A chef's kitchen faces the open dining and living room, with picture windows for sunrise and sunset, and a breezeway leads to the outdoor dining patio. Outside, a hot tub, a cowboy tub, an outdoor shower and a fire pit make the most of the canyon. It is about 8 minutes from Pappy & Harriet's.

-Outdoor Amenities-
A breezeway leads to the outdoor dining patio with a propane BBQ. The hot tub has a surrounding deck, and the cowboy tub offers a cool dip in warm months; it is not an in-ground pool and is closed November through March. An outdoor bed, an outdoor shower and a propane fire pit round out the space, with hiking in the canyon nearby. The property is not fully fenced.

-Living Area-
The open dining and living room has picture windows facing sunrise and sunset and a built-in archway bookshelf stocked with classic literature. A Bluetooth sound system is on hand.

-Kitchen and Dining-
The fully stocked chef's kitchen faces the open dining and living room, so the cook is never far from the group.

-Bedrooms and Bathrooms-
Mulberry & Pine has two bedrooms and a statement bathtub that is a highlight of the house.

-Surrounding Area-
Mulberry & Pine is about 8 minutes from Pappy & Harriet's in Pioneertown and about 10 minutes from La Copine. The Integratron is about 15 minutes away, Joshua Tree village about 20 minutes and Joshua Tree National Park about 27 minutes.

A personal vehicle is necessary to get around in this area - rideshare apps are not guaranteed.

There are some dirt roads, but low-riding cars can make it and four-wheel drive is not required. Please note that there is no cell phone coverage at the property. The closest airports are Palm Springs (about 50 minutes) and Ontario (about 1 hour 30 minutes).

-Cowboy Tub-
The pool at Mulberry & Pine is a cowboy tub, not an in-ground pool. The cowboy tub is a seasonal amenity and is closed from November through March to protect the pipes from freezing and bursting.

-Pool and Hot Tub Service-
We have weekly hot tub and cowboy tub cleanings, and this day may fall during your stay.

-Pet Policy-
We welcome your dogs! There is a $100 per dog per stay fee, limit of 2 dogs maximum. Please note on your reservation if you are bringing dog(s) and how many, and we will adjust the price accordingly. There is an unauthorized pet fee of $1000. Please use the provided dog sheets before allowing your dogs on any furniture. Cats and other pets are not allowed.

-Wildlife & Safety-
The desert landscape is teeming with wildlife and natural beauty, offering a unique connection to nature, but it's important to be mindful of the creatures and plants that call this area home. Guests may encounter a variety of wildlife during their stay, and while direct encounters with dangerous animals like coyotes, snakes, scorpions, bobcats, mountain lions and other desert dwellers are rare, it is important to be aware of your surroundings and to keep a safe distance from these creatures when spotted. Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By booking this property, guests acknowledge the potential for wildlife encounters and assume responsibility for their safety and the safety of their group. By respecting the local environment and staying aware, you can fully enjoy the magic of the desert.

-Security Camera-
For your security, there is an exterior camera facing the driveway. There are no cameras inside the home or in the back of the property.

-Cats-
We are unable to accommodate cats due to the owner's severe allergy. We appreciate your understanding!

-Special Events and Photoshoots-
If you're interested in hosting a special event or a photoshoot, please let us know. Additional fees apply, and photoshoots may require permits.

-Check-in and Check-out-
Check-in is after 4:00 PM and check-out is at 11:00 AM. Early check-in and late check-out requests must be made at least 24 hours in advance and are subject to availability and our cleaning schedule.

-Late Check-out-
Any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee for the first hour, with an additional $100 charged for every hour thereafter.

-Check-out Tasks-
Before you leave, please wash any dirty dishes or load and start the dishwasher, place used towels on the bathroom floor, leave used beds unmade, turn off all lights, check for personal items, and lock all doors and windows. No other cleaning or trash removal is required unless noted elsewhere in this listing.

-Lost and Found-
Items left behind will incur a minimum return shipping fee of $50, depending on the shipping address.

-Quiet Hours-
Quiet hours are 10:00 PM to 7:00 AM. Please keep voices and music at a respectful level outdoors at all times, and turn off all music, including portable and vehicle audio, during quiet hours. Guests are responsible for any noise fines, and a minimum $1000 fine applies to any noise citation.

-Smoking-
Smoking of any kind, including cigarettes, cigars, vapes and cannabis, is not permitted inside the home. Outdoor smoking must be at least 20 feet from doors and windows, and all smoking materials must be fully put out and thrown away. Evidence of indoor smoking will result in smoke-removal charges and a $1000 fee.

-Visitors-
Only guests listed on the reservation may stay at or visit the property unless we approve it in advance, and the total number of people on the property may not exceed the listing's maximum occupancy. Please message us before inviting any visitors.

-Parking-
Please park only in the driveway or other designated parking areas on the property. Street parking is not permitted and may result in fines.

-Restricted Areas-
Any locked closet, room or storage area on the property is reserved for rental supplies and is off limits to guests. Guests may be held responsible for damage or missing items if a locked area is entered.

-Hot Tub and Cowboy Tub Care-
Please shower before using the hot tub and cowboy tub, and do not add bath products, oils or bubble bath to the water. Glass is not permitted in or near the water, and pets are not allowed in it. Please keep covers in place whenever the water is not in use. Please avoid using the hot tub right after it has been serviced, while chemical levels are temporarily higher. Misuse that requires extra cleaning, draining or reheating will be charged to the guest, and leaving a cover off may result in a servicing fee of at least $100.

-Cell Service-
There is no cell phone coverage at the property. Wi-Fi is available, so please download maps and directions before you arrive.

-Damage Waiver Policy-
Each reservation requires either a refundable security deposit or a non-refundable damage waiver.
