This stunning contemporary slopeside retreat is the only private luxury vacation rental of its kind in Steamboat. The aptly named Over the Edge is perched alongside the beginner-level Right-O-Way ski trail and provides guests an unparalleled experience – from breathtaking views, ski-in/ski-out access, pool, hot tub, sauna, home theater, gym with a golf simulator, and over 3,000 feet of outdoor decks.
Over the Edge is a sprawling, nearly 10,000-square-foot residence that has been newly renovated and exudes a blend of modern elegance and mountain sophistication. Featuring seven bedrooms and eight bathrooms, it comfortably accommodates up to 16 guests. Ideal for large gatherings, whether it’s multi-generational families or corporate retreats, the residence provides ample spaces to connect, relax, and entertain.
From the grand entryway, guests will face the Steamboat ski mountain through a 2-story-high wall of windows, in front of which sits a magnificent circular dining table that seats 12 guests.
There are two spacious living areas on this main level, one on each side of the dining area. To the right is a fully equipped professional-grade kitchen with Wolf appliances, sleek white marble countertops, a pantry, a wine fridge and two dishwashers. The large island has bar seating for six; and there’s a breakfast table that seats 8 guests. The kitchen is open toward the main living room with a gas fireplace, big screen TV, and another wall of windows that look out at gorgeous views of the ski slopes and valley beyond.
From here, you can walk out on to one of the decks, with a seating area and gas grill. Or up a spiral staircase to enjoy the sunset on the rooftop deck with an outdoor fireplace.
A cozy closed door sitting room, perfect for reading or quiet reflection, is situated off the main living area and features a double-sided fireplace that is shared with the dining room.
On the opposite side of the main level, is a billiards room featuring a full wet bar, two big screen TVs, game table, and luxurious couches in front of a stunning stone gas fireplace.
Secluded on the home’s upper level, guests can unwind in one of two king suites. The primary bedroom is a spacious sanctuary. Relax in a sitting area in front of a fireplace and big screen TV, take in the views from a private balcony, then drift off to sleep in a luxurious king bed. The ensuite bathroom features two separate vanities, large soaking tub with a TV on the wall above, a steam shower, and a walk-in closet with a full-sized washer and dryer. A second king suite on this upper level features a fireplace, TV, and ensuite bathroom with a double vanity, shower and soaking tub.
The lower level is the home’s playground! Gather in the family room for game night or to watch sporting events on the big screen TV. Settle into the theater room with 12 theater-style seats for movie night. Or pick up the pace in the gym, and it’s more than an exercise room. Tackle the climbing wall, practice your swing with the golf simulator, take a spin on the Peloton bike, pump weights, or stretch out on the Pilates reformer or yoga mat.
Outside the gym, you’ll find the ski room for storing all your gear and clothing for a day on the slopes. Simply walk outside and down the steps straight on to the ski trail.
A deck runs the entire length of the home on this lower level, and on the one end is a combination swimming pool/hot tub, a separate sauna, and plenty of outdoor seating around a firepit, and a dining table that seats 6 guests.
When the day’s adventures are over and it’s time to retreat for the night, guests can spread out among the home’s remaining five bedrooms. All on this lower level and all with access out to the deck. There is a bedroom with two twin beds and a jack-and-jill bathroom with a single vanity and shower/tub combo that is shared with a neighboring king bedroom. There are two more single bedrooms, each with an ensuite bathroom with single vanity and shower only. Then a bedroom with two queen beds and ensuite bathroom with a single vanity and shower/tub combo.
A large laundry room with two sets of washers/dryers and a separate full bathroom complete this lower level.
Additional amenities for guests’ convenience include air conditioning throughout the main level and the upper-level bedrooms. There is also a large two-car garage with parking for an additional two vehicles in the driveway.

SKI ACCESS
The home sits right off the beginner-level Right-O-Way ski trail that will take you down to the Steamboat Ski Resort’s base area to access the Steamboat Gondola, Wild Blue Gondola, and Christy Lift. From up on the mountain, you’ll take Right-O-Way back down to the house. Note: this run may not be open early or late-season due to snow conditions.
SHUTTLE
This home enjoys complimentary use of the Moving Mountains shuttle, mid-November through mid-April, using the convenient shuttle app to schedule pickups. Skip the hassle of a rental car and let us take you where you need to go.
