Base pricing includes 4 guests; additional guest fees apply.

--> On your arrival day, you’ll receive all the necessary information in the morning to complete a smooth and easy check-in. In most cases, one of our hosts will personally welcome you, show you around the house, and share tips and recommendations so you can make the most of your experience.

House Rules and Policies

1. Parties and Noise Policy

• Parties are strictly prohibited.
• Small gatherings require prior written approval from management.
• Loud music and excessive noise are prohibited after 11:00 PM.
• Guests must respect neighbors, staff, and community regulations.
• Violations may result in a USD $500 fine, police intervention, or eviction, as applicable.

1. Energy Conservation

• Guests must turn off air conditioning, lights, and electronic devices when not in use.
• Air conditioning must be turned off whenever the villa is unoccupied.
• Excessive or irresponsible energy consumption may result in additional charges, where applicable.

1. Prohibited Items and Activities

• The possession or use of illegal drugs and firearms is strictly prohibited.
• Violations may result in immediate termination of the rental agreement, eviction, and/or legal action in accordance with applicable Mexican law.

1. Utilities and Unexpected Events

• Tulum may occasionally experience power outages, water interruptions, or other utility disruptions due to circumstances beyond the property's control.
• The management company is not responsible for interruptions caused by third-party service providers, weather conditions, or other events beyond its reasonable control.
• In the event of severe weather, emergencies, or safety concerns, authorized staff may access the property when reasonably necessary to protect guests, the property, or others.

1. External Vendors and Service Providers

• External vendors and service providers are not permitted to access the property without prior authorization from management.
• This policy is intended to protect the safety, security, and privacy of all guests and the property.
