-Outdoor Amenities-
The infinity-edge pool and hot tub sit high on the hillside, looking out over the desert. Sun loungers and outdoor lounge areas surround the water, the BBQ grill is ready for an afternoon cookout, and the fire pit takes over in the evening with the same sweeping views. The private gated entry keeps the property feeling set apart.

-Living Area-
Inside, vaulted, wood-beamed ceilings and massive windows make the living spaces bright and open, with plenty of lounge areas for the group. Gather by the indoor fireplace, put something on the smart TV, or start a tournament at the arcade games, pool table and ping pong table.

-Kitchen and Dining-
The fully stocked kitchen has what a group needs for big breakfasts and shared dinners, and the BBQ grill outside makes it easy to cook with a view of the desert.

-Bedrooms and Bathrooms-
Las Rocas has four bedrooms: two with king beds, one with a queen bed and one with a bunk bed, which is a natural fit for kids. The home has two full bathrooms and a half bath.

-Surrounding Area-
Las Rocas is about 10 minutes from local hiking and biking trails and from Yucca Valley's groceries and shops. Downtown Joshua Tree's cafés and galleries are about 12 minutes away, and Joshua Tree National Park is about 15 minutes away for hiking, climbing and scenic drives. Pioneertown, Pappy and Harriet's and the Integratron are each about 20 minutes away, and Palm Springs is about 45 minutes away.

A personal vehicle is necessary to get around in this area - rideshare apps are not guaranteed.

-Pool Heating Fee-
Should you wish to have the pool heated to 85 degrees, please notify us in advance of your arrival, as there will be a supplemental charge per day for this service due to high fuel costs in this area. If you'd like the pool heated for multiple days, we ask that days be consecutive to conserve energy, thank you! Pool heating is not usually necessary May through September. Please note that we will need at least 24 hours' notice to heat the pool.

During the winter months, please be aware that colder outdoor temperatures may cause the pool to feel cooler than its maintained temperature of 85°F. We kindly ask that you ensure this temperature meets your comfort level before submitting a request, as refunds cannot be issued on this basis.

-Pool and Hot Tub Service-
The pool and hot tub are serviced Mondays and Thursdays, approximately between 9am and 4pm. Please note that these times are estimates and may change slightly due to our technician's busy schedule. He will not approach the house but will go directly through to the backyard.

-Pet Policy-
We welcome your dogs! There is a $100 per dog per stay fee, limit of 2 dogs maximum. Please note on your reservation if you are bringing dog(s) and how many, and we will adjust the price accordingly. There is an unauthorized pet fee of $1000. Please use the provided dog sheets before allowing your dogs on any furniture. Cats and other pets are not allowed.

-Wildlife & Safety-
The desert landscape is teeming with wildlife and natural beauty, offering a unique connection to nature, but it's important to be mindful of the creatures and plants that call this area home. Guests may encounter a variety of wildlife during their stay, and while direct encounters with dangerous animals like coyotes, snakes, scorpions, bobcats, mountain lions and other desert dwellers are rare, it is important to be aware of your surroundings and to keep a safe distance from these creatures when spotted. Additionally, the desert is dotted with sharp cacti and other spiky plants. For your safety, always supervise children, pets, ESAs, and service animals while outdoors. Dogs should remain on a leash at all times and be watched closely while outdoors, as they can wander into potentially unsafe situations with wildlife or plants. By booking this property, guests acknowledge the potential for wildlife encounters and assume responsibility for their safety and the safety of their group. By respecting the local environment and staying aware, you can fully enjoy the magic of the desert.

-Security Camera-
For your security, there are exterior cameras on the property, which monitor vehicles and occupancy. There are no cameras inside the home or facing any private areas, including the pool and hot tub areas.

-Hot Tub Care-
Please avoid using the hot tub immediately after it has been serviced, as chemical levels are higher than usual for a short time. Please rinse off oils and lotions before entering, and no drinking in the hot tub, please. Any misuse may result in an additional maintenance charge.

-Weddings, Events and Photoshoots-
If you're interested in having a wedding, special event or photoshoot, please let us know. There are additional fees.

-Cats-
We are unable to accommodate cats due to the owner's severe allergy. We appreciate your understanding!

-Check-in and Check-out-
Check-in is after 4:00 PM and check-out is at 11:00 AM. Early check-in and late check-out requests must be made at least 24 hours in advance and are subject to availability and our cleaning schedule.

-Late Check-out-
Any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee for the first hour, with an additional $100 charged for every hour thereafter.

-Check-out Tasks-
Before you leave, please wash any dirty dishes or load and start the dishwasher, place used towels on the bathroom floor, leave used beds unmade, turn off all lights, check for personal items, and lock all doors and windows. No other cleaning or trash removal is required unless noted elsewhere in this listing.

-Lost and Found-
Items left behind will incur a minimum return shipping fee of $50, depending on the shipping address.

-Quiet Hours-
Quiet hours are 10:00 PM to 7:00 AM. Please keep voices and music at a respectful level outdoors at all times, and turn off all music, including portable and vehicle audio, during quiet hours. Guests are responsible for any noise fines, and a minimum $1000 fine applies to any noise citation.

-Smoking-
Smoking of any kind, including cigarettes, cigars, vapes and cannabis, is not permitted inside the home. Outdoor smoking must be at least 20 feet from doors and windows, and all smoking materials must be fully put out and thrown away. Evidence of indoor smoking will result in smoke-removal charges and a $1000 fee.

-Visitors-
Only guests listed on the reservation may stay at or visit the property unless we approve it in advance, and the total number of people on the property may not exceed the listing's maximum occupancy. Please message us before inviting any visitors.

-Parking-
Please park only in the driveway or other designated parking areas on the property. Street parking is not permitted and may result in fines.

-Restricted Areas-
Any locked closet, room or storage area on the property is reserved for rental supplies and is off limits to guests. Guests may be held responsible for damage or missing items if a locked area is entered.

-Cell Service-
Cell phone coverage in the area may be limited or unavailable depending on your carrier. Wi-Fi is available at the property.

-Damage Waiver Policy-
Each reservation requires either a refundable security deposit or a non-refundable damage waiver.
