Lounge around the large yet cozy interiors, cook dinner in the fully stocked kitchen and get a good night sleep on your king bed. This is the nature of the area and usually returns shortly. If there is a prolonged issue please reach out. Guest access Guests will have full private access to the whole property and all of its amenities. - no garage access at this time. Hot Tub & Pool rules: To protect your own health and safety and the integrity of tub, pool and linens, all guests must shower before and after using hot tub or pool. No pets of any kind or size in hot tub or pool. Please close the pool cover after use. This is for insulation only and is not designed to support weight. Please do not stand or sit on the cover. Other things to note CHECK-IN: 4 PM CHECK OUT: 11 AM Inquire for early arrival or late departure. (additional cost will be applied) PROVIDED: We provide a starter kit: towels, shampoo, hand soap, toilet paper, paper towels, coffee & trash can liners. Highly recommend you bring additional items too! ENTRY: A keypad is located at the front door for a simple keyless entry. The personalized entry code will be provided to you 3 days before arrival. OUTDOOR SPACE: Located on 5 acres and partially fenced. SunStone features an in-ground pool, in-ground jacuzzi, Natural Gas fire pit, tanning chairs, propane grill and outdoor covered eating area. Located less than 5 minutes to Black Rock Trail Head! INTERNET: The house has good internet access through the satellite on the house. Cell reception may be spotty depending on your carrier. You can access your Hulu & Netflix accounts with the Smart TV. BEDROOMS: Bedroom #1: King Bed Bedroom #2: King Bed Bedroom #3: King Bed Bedroom #4: King Bed Living Room: King Floor Mattress (Located in Closet) KITCHEN: Fully equipped Kitchen with: refrigerator, oven, stove, microwave, and all the basic kitchen essentials; Pots/Pans/Plates/Cups/Utensils SECURITY CAMERAS: - Outdoor Surveillance cameras are located at the Drive way, front door (doorbell camera) and on the right side of the home. PETS - Pets are welcome with prior approval. A non-refundable pet fee of $100 per pet per stay for up to 2 pets max. SPA HEATING - 100% remote system - please contact us during your stay to turn on the spa heat. POOL HEATING AVAILABLE FOR AN EXTRA FEE - If you’d like the pool heated to 84°F, please let us know at least 24 hours before arrival. A daily fee applies due to high fuel costs. If heating for multiple days, days must be consecutive. Pool heating is usually not needed from May through September. The initial charge for the first day is $250, and for each following day, the fee is $150. IMPORTANT NOTE for HOT TUB and POOL Please do not remove the pool vacuum from the pool while it’s running. It can be safely disconnected and removed from the pool without issue. To protect your own health, safety, and the integrity of tub and linens, and to ensure the cleanliness and proper maintenance of our facilities all guests must shower before and after using hot tub. • We kindly request all guests to rinse their feet, bodily oils, and lotions before entering the hot tub and pool area. Failure to do so may result in the accumulation of dirt, debris, and contaminants in the water, which can compromise the overall experience for all users. • No pets of any kind or size in hot tub and pool. • Alcohol is not allowed near the hot tub and pool. • Please do not stand or sit on hot tub or pool cover. • Children must be supervised at all times. Please be advised that if the condition of the hot tub and pool is left in poor conditions due to guests not rinsing their body and feet, an additional fee may be charged for excessive dirtiness. This fee will cover the cost of the necessary cleaning and maintenance required to restore the hot tub and pool to its optimal condition. We appreciate your cooperation in helping us maintain a clean and enjoyable environment for all guests. By adhering to this requirement, we can ensure that everyone can fully enjoy the benefits of our hot tub facilities. Thank you for your understanding and cooperation! POOL & SPA SERVICE: The hot tub and pool is serviced twice a week by our maintenance pool guy who will access the backyard and be in and out quickly. Usually guests don’t even notice him, but just a heads up in case you see him servicing the spa. * Please be aware that parties and large gatherings are strictly prohibited in this house. We prioritize the safety, comfort, and enjoyment of all our guests, as well as our neighbors. We kindly request that you respect this policy during your stay. Failure to do so, will result in a $500 fine for guests. * Additionally, any late check-out beyond the 15-minute grace period will incur a $100 fee. Supply closet is limit for guests ◦ THINGS TO NOTE: Paved Roads/Dirt Roads: Paved roads Fenced yard: Not fully fenced Cell phone coverage: Yes cellphone coverage Outdoor surveillance: Security cameras are located at the Drive way, front door (doorbell camera) and on the right side of the home. ◦ Wildlife: this is the rural desert and we share the space with the wildlife. You may encounter desert ants, mice, coyotes, or if you’re lucky a bobcat. ◦ RULES: Noise ordinance: Quiet hours are 10pm-7am. No external speakers allowed. Any noise related discrepancies will result in at least a $1000 fine. ◦ SMOKING POLICY No smoking inside the house or within 10ft. Smoke residue will result in excessive cleaning fees ◦ Restricted Areas: Any locked closet or room is restricted. If forcibly entered you could be held liable for any unaccounted for item. ◦ Hot Tub/Pool: Hot Tub Use: Please avoid using the hot tub immediately after it’s been serviced, as chemical levels are temporarily elevated. We have weekly pool cleanings, this day may fall on your stay and your cooperation will keep the hot tub clean and balanced at all times. Please rinse off any oils, lotions, or substances before entering the spa, as these can affect water quality and cause discoloration. No drinking in the hot tub, please. Be sure to keep the cover on when not in use, especially since we're in the desert and debris can easily get into the water. Any misuse of the hot tub may result in an additional charge for extra maintenance. ◦ Photoshoots & Video: No un permitted photoshoots or videoing at the home. If you would like to use our home for those purposes please send us a message. Any unauthorized filming will result in a $5000 violation and production fee. ◦ Items left behind will incur a minimum return shipping fee of $50, depending on the shipping address * Additionally, any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee Pets ◦ Pet Fee $100 per pet - We are unable to accommodate cats due to the owner's severe allergy.
