Nestled in a quiet neighborhood, right on Pequawket Pond, our location offers the best of both worlds: peaceful seclusion and unbeatable convenience. Less than a minute from Route 16 (and Dunks!), you’re perfectly positioned to explore the area with ease. Enjoy proximity to a gym, library, brewery, pizza parlor, convenience store, and a hockey/ice skating rink—all just a short drive or walk away. Despite its central location, the neighborhood feels private and serene, making it the ideal retreat after a day of adventure or leisure.

We have plenty of off street parking—room for eight cars (six in the winter). There is a reliable taxi service in the Valley and one limousine service: You Got Taxis and Sutton Luxury Limousine. We provide their contact information in our welcome book.

The Mount Washington Valley also has Uber and Lyft but these drivers are very busy so book early!

Lastly, Concord Coach Lines runs from Boston, MA to Conway, NH daily—the bus stop is within walking distance of our home!

⛵️ PEQUAWKET POND

Pequawket Pond in Conway, NH is considered a lake, despite its name. It is a 120-acre natural waterbody that is popular for boating, fishing, & paddling.

•Depths: Average depth of 13 feet, with a maximum depth of 54 feet
•Location: Located right near Conway Village.
•Activities: Excellent for kayaking, stand-up paddleboarding, & fishing (common catches include largemouth bass, chain pickerel, & yellow perch).
•Hiking & Nature: The southwest shoreline borders the 24-acre Pequawket Pond Preserve, which features the Pequawket Pond Trail, a 1.2-mile out-and-back route great for birdwatching.
•Motors: Motorboats are restricted to a maximum of 10 horsepower or less.
•Jetskis: All personal watercraft (skicraft) are banned on this body of water to protect the quiet paddling & swimming environment.

🏡 HOUSE INFORMATION

🐾 DOGS WELCOME

Up to 2 well-behaved dogs are welcome with prior written approval & a $230 pet fee per stay. The fee is paid directly to our cleaning team to support the additional time & care required to prepare our home to the exceptional standard every guest can expect. Pet requests are reviewed once we receive each dog’s age, breed, & relevant stay details.

Dogs must be housebroken, groomed, non-destructive, leashed outdoors, & not prone to excessive barking when left alone. Crates are available in the shed & must be used whenever a dog cannot be safely left unattended inside the home.

To preserve the experience for every guest, dogs must remain off beds, bedding, blankets, furniture without the provided protective covers, & out of all hot tubs, soaking tubs, & showers.

Pet-related damage, unreported pets, dog waste, or excessive cleaning may result in additional charges. Bringing more than 2 dogs without written approval may result in cancellation without refund.

It is illegal to knowingly misrepresent a pet or an emotional support animal as a service animal in New Hampshire. Under RSA 167-D:8, such misrepresentation may result in legal penalties.

🚗 FREE PARKING

Driveway parking is available for up to 8 vehicles during summer & 6 vehicles during winter.

Please park only in the driveway. Parking on the lawn is prohibited, & street parking is not permitted from November through May.

🔥 FIREWOOD KITS

Pre-bundled firewood kits are conveniently stocked onsite for $10. Each kit includes kindling, logs, fire starters, paper, & a lighter.

Payment can be made by scanning the provided QR code, or guests may purchase firewood locally. Fires must remain attended at all times & must be fully extinguished after use.

🛒 GROCERY ORDERING

Walmart, Shaw’s, & Hannaford in North Conway offer online ordering. Shaw’s & Hannaford may also be available through Instacart, making it easy to stock the kitchen without spending part of your vacation shopping.

🛶 WATERCRAFT, PADDLES, & LIFE VESTS

The kayaks & canoe are stored opening-side down on the racks along the fence. Paddleboards & pumps are stored in the covered area above the trash cans. Paddles are secured vertically in the taco-style paddle clips along the fence, & life vests are kept on the drying line beneath the covered shed.

Please return all kayaks, canoe, paddleboards, paddles, pumps, & life vests to their designated storage areas after each use.

The waterfront is not gated. Children must wear properly fitted life vests & remain under direct adult supervision whenever they are near or in the water. Guests are responsible for selecting an appropriately sized life vest, confirming proper fit, & supervising all water activities.

Five children’s life vests sized for approximately 30–50 lbs & 12 adult life vests are provided. Guests are responsible for confirming proper fit & should bring any additional, youth, infant, or specialized life vests their group may need.

🛀 HOT TUB CARE & SAFETY

Please review & follow all posted hot tub instructions. The most important expectations are:

• Children must remain under direct adult supervision at all times
• Rinse before entering, particularly after swimming
• Keep food, drinks, & glass away from the hot tub
• Do not remove the floating sanitizer
• Fully close & secure every cover latch whenever hot tub is not in use—even when planning to return shortly
• Never sit, stand, lean, climb, or place heat or flames on hot tub cover
• Use the designated handles & cover-lift system—not the straps—to open hot tub cover
• During winter, avoid excessive splashing or overflowing, as low water may disable heating & damage the system

The hot tubs are not protected by a separate gate. Children must remain directly supervised near them, even when the tubs are not being used.

🔥 HEATING | September 21–April

Multi-zone radiant floor heat is one of the quiet luxuries of our home. It warms slowly, evenly, & efficiently, so it performs best when maintained at a steady temperature.

Thermostats are generally set near 68°F & are set to remain between 66–72°F during occupancy. Keep exterior doors & windows fully closed while the heating system is operating.

🥶 COOLING | June–Labor Day

Our waterfront home often remains naturally comfortable due to its insulation, shade, & breezes across the water. Multi-zone mini-split A/C units are available seasonally when additional cooling is needed.

The controls are preset within an approved range of approximately 66–72°F. Please keep doors & windows closed while the A/C is operating, leave the mode set to COOL or OFF, with fans set to auto, & do not move or unplug the dresser or mantel thermostats.

🧼 SIMPLE CHECKOUT

No cleaning required! We ask only that your group complete a few quick tasks so our team can prepare the home efficiently for the next arrival.

🧺 Before departing:
• Run the dishwasher
• Place trash & perishables in the designated outdoor bins
• Place used or wet linens in the provided laundry baskets
• Pick up outdoor trash, cigarette butts, & dog waste

🔁 Turn off & return:
• Return kayaks, canoe, paddleboards, paddles, pumps, life vests, patio cushions, hammocks, & dog crates to their designated storage areas
• Set the heat to 55°F during heating season or turn off the A/C during cooling season
• Turn off lights, televisions, & games
• Return moved furniture, décor, & household items to their original locations
• Remove all food & personal belongings
• Confirm that all windows & exterior doors are fully closed, latched, & locked

⚠️ SAFETY & SEASONAL CONDITIONS

Your group’s comfort & safety are important to us. Please review these property-specific details:

• The waterfront, fire pits, & hot tubs are not gated; children must remain under direct adult supervision
• During winter, do not use the left-side stairs or walkway when snow- or ice-covered; this area is not routinely cleared
• Smoking is not permitted inside our home or on decks, porches, or near exterior doors
• Kindling fires, sparklers, & similar activities are prohibited during drought conditions or burn restrictions
• Outdoor water-use restrictions may occasionally apply during drought conditions
• Natural water levels, snow, ice, weather, or seasonal conditions may temporarily affect access to certain outdoor amenities.
•As this is a thoughtfully curated home stay rather than a fully staffed hotel, guests may need to clear light snow or ice before accessing walkways, decks & outdoor areas. Shovels & ice melt are conveniently provided at each entrance and in the shed. Routine snow removal is scheduled once per storm or after approximately 6 inches of accumulation.

🎥 EXTERIOR SECURITY & GUEST PRIVACY

For guest safety & property security, exterior cameras cover the driveway, shed, side yards, backyard, waterfront, & exterior entrances, including Ring doorbells. These devices may capture video in outdoor areas.

There are no cameras inside our home.

Exterior footage is not routinely watched for guest activity. It is generally reviewed only when a safety, security, access, damage, occupancy, rule-compliance, or reported property concern requires attention.

🧰 QUIETLY COORDINATED PROPERTY CARE

We want your stay to feel private, luxurious, & uninterrupted. At the same time, a waterfront home with hot tubs, winter systems, extensive outdoor amenities, & year-round mechanical equipment occasionally requires brief professional care to remain safe, clean, & functioning beautifully.

When service is needed during an occupied stay, we will make every reasonable effort to:

• Coordinate the visit discreetly
• Limit access to the relevant exterior or service area
• Minimize noise & interruption
• Provide advance notice through Airbnb whenever scheduling is within our control

Occasional service may include:

• Trash collection
• Hot tub care
• Snow removal
• Heating-fuel delivery
• Time-sensitive arcade or game-room repair
• Mechanical, utility, exterior, or security-system service

Some essential providers—particularly trash collection, fuel delivery, utility service, & snow removal—operate on independent or weather-dependent schedules. They may occasionally arrive without advance notice despite our best efforts.

These visits are generally brief, professionally completed, & limited to the area requiring attention.

🌿 AN AUTHENTIC WATERFRONT SETTING

Our home is surrounded by water, trees, wildlife, & fresh mountain air. Pequawket Pond has a natural New Hampshire shoreline rather than a groomed resort edge, so seasonal grasses, lily pads, pollen, leaves, sand, & wildlife are part of the setting.

The interior is professionally cleaned & carefully inspected before every arrival. Even with meticulous preparation, you may notice that an occasional spider, moth, ant, ladybug, field mouse, or other seasonal woodland visitor may appear in or near our home.

Outdoor furniture may also collect a light layer of pollen, leaves, water spots, or sand between service visits—particularly during spring pollen season, wind, rain, or active waterfront use.

These natural conditions are part of staying directly on the water in the White Mountains & are not signs that the property has been overlooked.

📝 AMENITY CARE & UNEXPECTED SERVICE NEEDS

We carefully inspect, maintain, & prepare the home & its amenities before each arrival. Despite that care, equipment exposed to weather, water, or frequent guest use may occasionally require unexpected repair or service.

When an issue is reported, we respond promptly & make every reasonable effort to restore the affected amenity as quickly as parts, weather, technician availability, & local service schedules allow.

Although we cannot guarantee that every individual amenity will remain continuously available under every circumstance, we will communicate clearly, minimize inconvenience, & continue doing everything reasonably possible to protect the overall quality of your stay.
