ARRIVAL & FIRST IMPRESSIONS
Set above the lake at Waterview Heights, the estate announces itself before you reach the door — west-facing windows frame an unobstructed view of Cayuga Lake that runs the length of the main living area. Natural light and water define the first impression, and they hold it for the entire stay.

THE LIVING SPACES
The main house spans 6,000 square feet across three levels, with living areas that shift naturally between open and intimate depending on the moment. Expansive windows keep the lake in view from nearly every common space, while the layout gives large groups room to spread out without losing the feeling of being together.

THE KITCHEN
The chef's kitchen is scaled for groups — fully equipped and centered around a large gathering table where mornings tend to linger. For special occasions, the space accommodates a private chef without any rearranging; everything is already where it should be.

THE SUITES
The home sleeps up to 17 across five bedrooms, each fully renovated with high-end finishes and thoughtful layouts.

The 3,000 square foot wellness building is a destination of its own. A massive heated indoor pool fills the space year-round, surrounded by windows on all sides, with an indoor hot tub alongside. The gym is fully equipped — smith machine rack, dumbbells, treadmill, Peloton, rower, and a dedicated yoga area — and the sauna provides a quiet place to close out the day.

ENTERTAINMENT
The game room rarely goes quiet. A professional golf simulator anchors the space, with a pool table, shuffleboard, foosball, and air hockey filling the rest — the kind of room that keeps people up later than they planned. Downstairs, the wine tasting lounge and poker table offer something more measured: a Finger Lakes pour and a slower evening.

YOUR PRIVATE GROUNDS
Evenings at Waterview Heights have a rhythm of their own. The property faces west, and each sunset over Cayuga Lake is unhurried and worth stopping for. The fire pit draws the group together when the light fades, and the stargazing dome offers something rarer — a genuinely dark sky, experienced from the comfort of a private enclosure.

THE SURROUNDING AREA
The Finger Lakes is one of those regions that rewards a slow pace. Taughannock Falls State Park and Robert H. Treman State Park are both within easy reach, with gorge trails, waterfalls, and natural swimming holes that feel removed from anything resort-adjacent. Cayuga Lake itself is half a mile from the property — suited for boating, kayaking, or simply watching the water from shore. The Cayuga Lake Wine Trail puts dozens of local wineries within a short drive, and the Ithaca Farmers Market draws a loyal local crowd to the lakeside on weekends.
Downtown Ithaca is six miles away and worth an afternoon — Ithaca Commons has independent shops, restaurants, and a character that reflects the university town it is. For dinner, the Boatyard Grill offers waterfront seafood and proper sunset views; Thompson and Bleecker is the choice for wood-fired Italian in a more refined setting.
