Every booking will receive a pass for your vehicle(s).

Badges to access the community's seasonal amenities will be available for your stay at the cabin. PLEASE, DO NOT DISCARD OR TAKE THESE BADGES HOME. All badges must be returned to the cabin at the end of your stay.

A $150 replacement fee will be applied if amenity badges are missing after check-out

Please note that quiet hours are 10 PM–8 AM on weekdays and 11 PM–8 AM on weekends. Guests must review and sign the Towamensing Trails Rules of Conduct to access community facilities.

★ Smoke-Free, Drug-Free Home ★
This is a 100% smoke- and drug-free property. A $1,000 deep-cleaning fee will apply if any evidence of smoking is found inside the cabin.

★ No Parties or Events ★
Parties, events, or large gatherings are not allowed. If you’re unsure whether your plans align with our rules, feel free to message us before booking.

★ Guest & Booking Requirements ★
✓ Guests must be 21+ to book
✓ No third-party bookings – the person booking must be staying at the property
✓ No professional photography or videography permitted without prior approval

★ Pre-Arrival Requirements ★
All confirmed guests will be asked to complete the following before receiving check-in details:
✓ Full name and valid ID of the primary guest
✓ Full names and license plate numbers for all vehicles
✓ Acceptance of the Towamensing Trails Rules of Conduct
✓ Completion of the Short-Term Rental Registration (sent via eSign link in Airbnb inbox)

Any fines or violations from the community will be the responsibility of the renter.

★ Guest Count Policy ★
Please accurately enter the number of adults, children, and dogs at the time of booking. Rates are based on group size, and we verify guest count before check-in.

Need to update your guest list? Simply go to your Airbnb reservation and click “Modify/Change Reservation.” All guests must be added for the full stay, even if joining for just one night.

★ Pet Policy ★
We welcome up to two well-behaved dogs (and no other pets), subject to prior approval, with a $75 per pet fee. Cats are strictly prohibited due to severe feline dander allergies. To keep the cabin clean for all guests, we kindly ask:
✓ No dogss on the beds or furniture
✓ No dogs hair or waste left behind (inside or outside)

★ Hot Tub Use ★
Our private hot tub is thoroughly cleaned and sanitized before every stay. Please follow these safety and care guidelines:
✓ All hot tub use is at your own risk
✓ No children under 8; children under 15 must be supervised
✓ Please shower off creams, lotions, or sunscreen before entering the hot tub
✓ No soaps, oils, or bubble products – these damage the tub and affect water safety

By booking, you and your guests acknowledge that use of the home, deck, BBQ, fireplace, hot tub, and all other amenities is at your own risk. You agree to hold the hosts harmless for any injury, accident, or incident that may occur during your stay.
