Wisteria 12South is the kind of Nashville home that doesn't need to try very hard. A 19th-century restoration with a wisteria-draped lanai, side terrace, and firepit — 3 bedrooms, 2.5 baths, sleeping up to 10 guests across a thoughtfully layered sleeping arrangement that gives families and friend groups genuine flexibility. This is one of the city's most charming and livable rentals, and the 12 South District location means some of Nashville's best restaurants and coffee are a short walk away.
The sleeping layout is worth explaining because it's more flexible than a standard 3-bedroom. The king primary is on the main floor — ideal for couples, those with mobility needs, or parents who want to be close to the main living areas. Upstairs, two queen bedrooms share hallway access. For groups that need to stretch beyond 6, there are twin nooks, a king sleeper sofa in the living area, and a queen floor mattress that can be set up for additional guests. Total capacity is 10 — comfortably.
The lanai is where Wisteria earns its name. Wisteria cascades over the covered outdoor space, creating a natural canopy that is genuinely beautiful in bloom and genuinely cozy the rest of the year.
The 12 South District is one of Nashville's most beloved neighborhoods, and the walkability from Wisteria is exceptional. bartaco, Edley's BBQ, Urban Grub, Epice, 12 South Taproom, and Frothy Monkey are all nearby. Belmont University and Hillsboro Village are close. Vanderbilt and The Gulch are accessible. Geodis Park (Nashville SC's stadium) is in the neighborhood. Broadway is 2.5 miles.
One note: the property is not pet-friendly. Winston the dog lives in the rear Villa and considers this his territory.
For families, the main-floor king bedroom and flexible sleeping layout accommodate multi-generational groups comfortably. Bachelorette parties love the house — wisteria and 12 South dining all within walking distance. CMA Fest travelers and Nashville SC soccer fans at Geodis Park are in one of the closest vacation rental neighborhoods to the stadium. Free street parking.
