✋ REAL TALK — WHAT THIS ISN'T
We want you to book the RIGHT stay — so here's the honest version:
❌ NOT a remote mountain cabin
You're in downtown Mariposa — that's the whole point. Daytime brings the pleasant buzz of a
walkable Gold Rush town (the balcony overlooks our little commercial corner and parking area).
Nights are genuinely quiet. If you want silence and pine trees out every window, a Midpines
cabin fits better — if you want dinner, coffee, and souvenirs on foot after a park day, this is
your place.
❌ NOT inside Yosemite
The park gate is a short drive up Hwy 140 — the lowest-elevation, most reliable winter road into
the Valley (~2,100 ft at the gate vs ~6,000 ft for the other entrances; Tioga Pass is closed all
winter). That's a huge cold-season advantage. In-park lodging costs 2-3x and books a year out;
Mariposa is the smart basecamp. [verify exact minutes before publish]
❌ NO washer/dryer in the unit
There's a laundromat in town [verify name/distance]; we keep the linens hotel-fresh for you.
❌ NOT a party pad
Quiet hours after 10 PM. Great guests, gracious neighbors.
✅ If you want a clean private studio with a real kitchen, walkable dinners, an honest price,
and 15% off the best gift shop in town — welcome home. ⛰️
We're a local Mariposa family — and yes, that's our gift shop, Yosemite Gifts, right behind the
building. We host because we love pointing guests to the trails, viewpoints, and diners that
make this place special. Message us anytime for Yosemite tips or a dinner recommendation. Have
an amazing trip — and don't forget your 15% at the shop. ⛰️🎁
📌 OTHER THINGS TO NOTE
🚗 DRIVE TIMES [verify all before publish]

• Mariposa Grove giant sequoias: ~50 min

❄️ SEASONS
Hwy 140 is the all-weather route into Yosemite — typically the last to need chains. Winter

the building) and get 15% off the entire inventory — crystals, jewelry, local Yosemite gifts.

❓ FAQs
Q: How far is Yosemite? A: A short drive to the Arch Rock gate via Hwy 140 — the all-weather
route. Valley floor ~1 hr 10. ⛰️
Q: Is there AC? A: Yes — plus central heat. Sierra summers and snow trips both covered. ❄️
Q: Can we cook? A: Full kitchen — gas stove, oven, fridge, cookware, two kinds of coffee maker.
🍳
Q: How does the gift-shop discount work? A: In-store only — show your booking confirmation at
the Yosemite Gifts register behind the building. 15% off everything, whole group, whole stay.
🎁
Q: Where do we park? A: Free, on premises. ️
Q: Is there laundry? A: No in-unit washer — there's a laundromat in town. We keep
linens hotel-fresh. 🧺
Q: How many does it sleep? A: Queen bed + queen sofa sleeper — perfect for a couple, comfortable
for a small group of 3-4. ️
Q: How do we check in? A: Self check-in smart lock — code arrives 24h ahead. Arrive any hour.
🔑
Q: Is it walkable to town? A: Yes — you're IN downtown Mariposa. Restaurants, coffee, shops, and
the saloon are steps away. 🚶
Q: Is it noisy? A: Downtown is lively by day, genuinely quiet at night. Room-darkening shades +
quiet hours after 10 PM. 🌙
Q: Winter access? A: This is Mariposa's big winter edge. Hwy 140 (Arch Rock) is the LOWEST-
elevation gateway to Yosemite Valley — ~2,100 ft at the entrance vs ~6,000 ft for the Hwy 41
(South) and Hwy 120 (Big Oak Flat) routes, and Tioga Pass (120 East) is closed all winter. That
makes 140 the most reliable, least-likely-to-need-chains way into the Valley in winter. Carry
chains Nov–Apr as required, but you're coming in on the easiest road. ❄️️
Q: Are pets allowed? A: Yes! $65 per pet, per night. Please, no pets allowed on beds or furniture. Please always pick up after. 🐾
