The fully stocked kitchen is equipped with cookware, bakeware, serving dishes, spices, and essentials for everything from quick breakfasts to family dinners after a day exploring Yosemite or Bass Lake.
Coffee & tea lovers can enjoy a Krups automatic coffee maker, French press, tea kettle, plus complimentary coffee, tea, and sugar.

The spacious living room features dramatic vaulted ceilings, a large comfortable sectional, and a high-efficiency wood-burning stove that creates a cozy mountain atmosphere in cooler months.

Whether you're enjoying a game night, relaxing with a book, or planning tomorrow's Yosemite adventure, the loft offers additional room to gather and flexible sleeping space for teens or an extra guest.
🌿 OUTDOOR LIVING
Outdoor living is one of the home’s highlights, with multiple gathering spaces surrounded by oak trees, pines, manzanita, and dramatic granite rock formations typical of the Sierra foothills.
Enjoy two separate fire pit areas, outdoor dining, a 5-burner BBQ grill, cornhole, bocce ball, kid-friendly axe throwing and our newly installed hot tub designed for relaxed afternoons and evenings under the stars.
Wildlife sightings are common and may include deer, squirrels, woodpeckers, blue jays, California quail, and hawks overhead. As with much of the Sierra foothills, guests should always remain mindful of local wildlife while outdoors.

After a day exploring the mountains, guests love returning to relax by the fire pits, enjoy the peaceful foothill setting, and soak in the hot tub while stargazing beneath the clear Sierra skies.

Maximum occupancy applies at all times, not only overnight. Only registered guests are permitted on the property. Day visitors, unregistered guests, parties, and gatherings are strictly prohibited. Please do not book this home if you intend to invite anyone who is not included in your reservation.
We know most guests will naturally treat the home and property with care and respect. We simply want to be clear that this home is not suitable for anyone intending to invite additional visitors or host a gathering during their stay. There are several other homes in the area that are set up to accommodate larger groups.
We have worked hard to create a comfortable, welcoming, and well-maintained home and property for our guests to enjoy, and these rules help ensure we can continue providing that experience for everyone.
Guest Access
Guests have access to the entire home and all outdoor living spaces, including the fully fenced backyard, fire pit areas, outdoor dining spaces, and recreation areas.
The laundry area, including the washer and dryer, is available for guest use.
The garage is not available for parking or general guest use. However, during certain times of the year, guests may be asked to access the garage to dispose of trash in designated wildlife-resistant containers.
🐕 Friendly Neighborhood Dogs
Our neighbors across the street have three friendly Labradors who occasionally like to greet visitors. They are well cared for and typically return home on their own. Many guests enjoy saying hello, and we simply ask that you drive slowly and carefully throughout the neighborhood for their safety, as well as the safety of local wildlife.
Self Check-In
Prior to arrival, you will receive a unique code for the electronic door lock. No keys, lockboxes, or in-person check-in are required, making arrival simple, flexible, and convenient.
Please feel free to reach out via airbnb should you have any questions at all and we will do our best to reply as quickly as possible.
We are about 10 min from town and although there is a trolley that operates within town, a car is definitely needed.

Security Cameras
For the safety and security of our guests and property, there are three exterior security cameras:
• Driveway
• Patio gate entrance on north side of the property
• Patio gate entrance on south side of the property
There are no interior cameras.
Drinking Water
Our area is served by a municipal well system, and mineral content can vary. For your convenience, the kitchen is equipped with a reverse osmosis filtration system that provides clean, great-tasting drinking water.
The refrigerator water dispenser and ice maker are connected directly to the reverse osmosis system, so all water and ice are filtered through the same system. If the refrigerator indicates that a filter needs replacement, please disregard the notification, as the refrigerator's internal filter is not used.
As a special touch, we provide complimentary sparkling water in each bedroom upon arrival.
Mountain Roads & Driving
Please drive slowly and carefully, especially on John West Road and throughout the neighborhood. Residents, children, pets, deer, and other wildlife may be present.
Wildlife & Trash
Living in the Sierra foothills means sharing the area with local wildlife, including deer, raccoons, and the occasional bear. During periods of increased wildlife activity, trash and recycling bins may be stored inside the garage to discourage animals from accessing them. If applicable during your stay, please place trash in the designated bins inside the garage and ensure all lids are securely closed.
Wildlife
One of the joys of staying in the Sierra foothills is experiencing nature up close. Deer, California quail, squirrels, hawks, and other wildlife are commonly seen in the area. On occasion, guests may also spot bobcats, coyotes, black bears, or mountain lions in the wider region.
As with any mountain environment, please do not leave food outside, keep pets supervised, and be mindful of your surroundings, especially at dawn, dusk, and after dark.
Loft Sleeping Space
The loft includes a full-size futon that converts into a bed. It is best suited for teens or one additional adult.
Respect for the Home
We've thoughtfully furnished and cared for our mountain retreat and ask guests to treat it with the same respect they would their own home. If anything is damaged or needs attention during your stay, please let us know so we can address it promptly.
Pets
Dogs are welcome with prior approval. We kindly ask that pets stay off furniture when possible, that all waste is picked up, and that any accidents are reported so our cleaning team can provide additional care if needed.
Neighborhood Setting
Our home is located in a peaceful mountain subdivision where neighboring homes are situated on larger 2+ acre parcels, offering a sense of space and privacy while still being part of a residential community.
Property & Surroundings
The property offers plenty of room to enjoy the Sierra foothill setting, including outdoor gathering spaces, granite outcroppings, and natural areas to explore. Guests are welcome to enjoy the grounds; however, an older RV located in a separate area of the property is part of an owner restoration project, is not currently in use, and is not accessible to guests.
Internet & Connectivity
The home is equipped with high-speed Starlink internet, ideal for streaming, remote work, video calls, and staying connected. As with all satellite-based internet services, speeds may occasionally vary depending on weather conditions, network demand, and the number of devices connected simultaneously. Cell service quality may vary depending on your carrier.
Mountain Environment
As with many mountain communities, weather, road conditions, and utility services can occasionally be affected by storms, snow, wind, or wildfire-prevention power shutoffs.
