THE SETTING: Overlooking the lush fairways of Atlantic Dunes Golf Course, 12 Woodbine Place offers an exceptional blend of contemporary comfort and classic Lowcountry charm. Recently reimagined from top to bottom, this beautifully renovated four-bedroom retreat invites guests to slow down, reconnect, and enjoy the very best of Sea Pines. Expansive windows, thoughtfully designed gathering spaces, and seamless indoor-outdoor living create an atmosphere that feels bright, welcoming, and serene.

POOL: The private heatable pool serves as the centerpiece of the backyard, surrounded by gorgeous landscaping and tranquil golf course views. The outdoor seating, dining table, and grilling space make it easy to enjoy meals outdoors while on vacation. Full pool bathroom accessible from pool area!

LUXE SLEEPING ACCOMMODATIONS INCLUDE: Sleeps 9 comfortably / / 2 King beds / / 1 Queen bed / / 2 Twins with trundles. The primary suite offers a peaceful retreat with a king bed, beautiful golf course views, a spa-inspired ensuite bath, and a Peloton for guests who enjoy beginning their mornings with a workout. Two additional guest suites each feature comfortable king beds and private ensuite bathrooms, while the fourth bedroom includes a twin bed with trundle and adjacent full bath, making it an ideal space for younger guests or additional family members. There are a total of 4 showers (including full pool bath) and one tub.

FULLY STOCKED KITCHEN: The heart of the home is its beautifully appointed kitchen, complete with generous counter space, premium appliances, and a large center island. Whether you're serving a casual breakfast before a beach day, packing lunches for an afternoon of island adventures, or gathering everyone together for dinner after sunset, you'll find everything needed to cook, serve, store, and entertain. Multiple coffee systems: Nespresso Virtuo, Keurig, and traditional drip. BESTNEST Luxe supplies K-Cups and Nespresso pods for your stay.

POOL HEATING: Pool heating available via propane system effective year-round. March–May and September–November: $350 first day // $150 each additional day. Please inquire for winter heating rates.

HOW FAR TO THE BEACH: You can bike to the beach in about 15 minutes, or parking at the Beach Club is permitted for all overnight guests, Labor Day - Mid March. From mid-March through the end of summer, Beach Trolleys transport guests from various parking spots within Sea Pines to the Beach Club. The closest Beach Trolley location is at Greenwood Drive and Willow Oak, less than 5 minutes by car from Governors Road. From the day after Labor Day through March, everyone may park at the Beach Club.

PETS: This is a human-only retreat; pets are not permitted.

VEHICLES/ATTACHMENTS: Denied entry to Sea Pines include motorcycles/scooters, any vehicle categorized as an RV (this includes vans with hook-ups), boats, jet skis, and trailers.

PAYMENTS & CANCELLATION POLICY: For reservations made thirty (30) days or less days prior to arrival, payment in full is due at the time the reservation is made. For reservations made thirty-one (31) days or more prior to arrival, payment of 25% of the total is required, and the full amount of the travel insurance premium, if accepted, is required at the time of booking. The balance of the final total is required thirty (30) days prior to arrival. Long-term winter reservations policy differs- please inquire. You are welcome to cancel your reservation without penalty and receive a full refund of your deposit up to 31 days prior to arrival. Cancellations made 14 to 30 days prior to arrival will receive a 50% refund of the total payment. At 13 days prior to arrival, your reservation becomes non-cancelable and non-refundable. Travel insurance is highly recommended.
