Wander OS Terms of Service
TERMS OF SERVICE FOR WANDER OS USERS
Last updated: September 1, 2026
1) Who we are and what these Supplemental Terms of Service for Wander OS Users cover
These Supplemental Terms of Service for Wander OS Users (“Terms”) supplement Wander’s Terms of Service, Privacy Policy, and the other documents, policies and materials incorporated therein and constitute a legal agreement between you as a User of Wander Products and Services and Wander, Inc. (“Wander,” “we,” “us,” or “our”). Among other things, these Terms govern your access to:
(a) Wander.com and the listings visible there (“Wander Listed”);
(b) Wander OS, the white‑label booking sites we power for independent property managers (“PMs” or “Hosts”); and
(c) related apps, APIs, payment rails, messaging, and services (collectively, the “Services”).
These Terms apply to the Wander OS product and Services and, except as expressly set out in Annexes A and C, do not apply to or govern any other Products or Services offered by Wander. You must read Wander’s Terms of Service and Privacy Policy and all related terms and policies. Your use of the Wander OS Products and Services is conditioned upon your agreement to and acceptance of those Terms of Service. You may not use the Wander OS Products and Services unless you agree to the Wander Terms of Service. Your use of the Wander OS Product and Services or any other Wander Products and Services constitutes acceptance of these Terms and all of Wander’s Terms and Conditions.
Wander Listed. Where a PM also lists on Wander.com (Wander Listed), Annex A and Annex C apply to that activity for the limited purposes stated in those Annexes, including fees, payouts, and PM obligations. Wander.com bookings are otherwise governed by the Wander Terms of Service and the listing terms presented on Wander.com, which control in the event of any conflict.
2) Roles and responsibilities
Wander (platform). We provide discovery, booking, and payment rails; we do not own or manage most properties. For Wander OS, the PM is the merchant of record. For Wander Listed/Wander.com, Wander is the limited payment collection agent and receives payment first, then releases according to these Terms. The Booking Fee is Wander’s own fee and is not collected as agent. (See Annexes A–B.) Property Manager/Host. Owns or manages the accommodation, sets rules, is responsible for the stay, and must comply with laws, permits, taxes, insurance, and safety.
PMS providers. Third‑party Property Management Systems (e.g., Guesty, Hostaway, Streamline, Escapia, etc.) supply pricing/availability and receive bookings. Wander does not control PMS data accuracy or uptime.
3) Eligibility and account
You must be 21+ to use the Services. You agree to provide accurate information and maintain security of your account. Some features create a universal Wander account usable across Wander.com and participating Wander OS.
4) Booking workflow
When a guest requests to book, prices usually originate from the PM’s PMS via real‑time quotes; if a quote fails, the booking may be blocked or canceled and refunded. Displayed prices are estimates until confirmed at checkout. Upon confirmation, a rental contract forms between you and the PM; Wander is not a party to that rental contract.
5) Fees, taxes, and deposits (overview; details in Annexes)
Plan and Fee Schedule. The pricing applicable to PM’s use of the Services is the pricing presented to and accepted by PM during onboarding and made available on the Billing page in the Wander Dashboard (the “Plan and Fee Schedule”), which is incorporated into these Terms by reference. The Plan and Fee Schedule identifies PM’s Plan and Subscription Fee, any applicable free trial and unit-based pricing rules, and the Booking Fee and host commission, if any, together with their respective calculation bases and who bears each fee. Changes to that pricing are governed by Sections B.6 and B.7, as applicable.
The Billing page reflects PM’s current applicable pricing. Updating that page alone does not make a pricing change effective without satisfying these Terms. If the displayed pricing differs from the pricing accepted during onboarding, as subsequently modified in accordance with these Terms, that applicable pricing controls.
Booking fee (Guest): Guests pay the booking fee, if any, set forth in the Plan and Fee Schedule then in effect (the “Booking Fee”). The Booking Fee is Wander’s fee for its booking services, is set by Wander, is calculated on the base set forth for that product in the Plan and Fee Schedule, and is non‑refundable except where required by law. The Booking Fee set forth in the Plan and Fee Schedule for a product may be zero. The Booking Fee applicable to a booking is the Booking Fee set forth in the Plan and Fee Schedule in effect when the booking is made, whether it is charged to the guest or borne by PM. Where the Booking Fee is charged to the guest, it is included in the total price displayed to the guest at checkout before the booking is confirmed. Wander may modify the Booking Fee in accordance with Annex B, Section B.6.
Host/PM charges: Wander Listed: the host commission set forth in the Plan and Fee Schedule then in effect for bookings generated via Wander.com.
Wander OS: a recurring monthly Subscription Fee determined by the subscription Plan the PM selects, billed in advance and renewing automatically until canceled, as set out in Annex B (Sections B.1–B.9) and the Plan and Fee Schedule; PM may pass the Booking Fee, if any, through to guests at checkout, or elect to bear it, per Annex B.
Payment processing. Payment processing for bookings and subscriptions made through the Services is arranged by Wander through its payment processor. Wander bears the cost of that processing and does not charge PM a separate payment processing fee. This does not affect PM's responsibility for refunds, chargebacks, and disputed amounts as set out in Annex B.
Security deposits: Wander Listed: Wander does not hold deposits. Wander OS: the PM may hold a security deposit per PM policy.
Taxes: Wander facilitates tax collection using rates the PM provides; PM remains responsible for accuracy and remittance unless expressly stated otherwise. (See Annexes A–B for product‑specific detail.)
6) Cancellations, refunds, and modifications
Guest cancellations are governed by the PM’s stated policy in the listing. Booking fees are non‑refundable except where required by law.
PM cancellations: You receive a full refund; Wander may assist with rebooking but is not liable for consequential costs.
Refund authority: On Wander Listed, Wander may refund up to 10% of the total trip without PM approval; above that threshold, PM approval applies (Annex A). On Wander OS, refunds follow the PM’s policy (Annex B).
Modifications require PM approval and may incur fees.
7) Property standards, safety, and insurance
PMs must ensure properties are habitable, clean, accurately described, lawfully permitted, and equipped with essential safety devices (e.g., smoke detectors). PMs must maintain general liability and property insurance and supply proof on request. Guests acknowledge vacation rentals carry inherent risks (e.g., pools, hot tubs, stairs, balconies, natural hazards, recreational gear) and accept responsibility to assess suitability and provide appropriate safety devices and warnings for guests at your properties.
8) Emergencies and support
The PM is responsible for on‑property issues. Wander support may assist with messaging but does not provide on‑site response or 24/7 services unless expressly stated and it is not obligated to respond or assist in any way. The PM holds Wander harmless for any and all liability that may flow from an emergency or accident.
9) Damage claims
PMs may submit claims within 7 days of checkout (or before the next check‑in, whichever occurs first). Guests have 5 days to respond. Wander may facilitate documentation and may, at its discretion, take limited actions related to platform access or payment holds. Wander does not arbitrate compensation between PMs and Guests, has no obligation to do so, and the PM specifically holds Wander harmless in this regard. Liability ultimately rests with the contracting parties (PM and Guest).
10) PMS & integrations; double‑booking policy
PMS outages, desyncs, and quote failures can occur. If a double‑booking occurs due to PMS/API behavior, the first booking received will be honored; the later booking may be canceled and refunded. Wander is not liable for PMS‑caused non‑performance.
11) Listing information; verification
PMs are solely responsible for listing accuracy. Wander may review and certify claims/photos for truthfulness (content‑level certification) but this is not a professional inspection and does not guarantee property condition or safety. Wander is not obligated to make any review of the listing and the PM is solely responsible for accuracy and holds Wander harmless in this regard.
12) Prohibited conduct
You may not engage in unlawful activities, violate occupancy rules, host unauthorized parties, sublet, circumvent fees, misuse the Services, scrape data, or harass Wander staff. Violations may lead to cancellation, without refund, recovery of damages, and account termination.
13) Communications and marketing
Service communications. Wander may send transactional messages by email and SMS relating to your account, bookings, billing, support, and security. These are not marketing messages, they are necessary to provide the Services, and you cannot opt out of them while you use the Services.
Marketing communications. Separately, and only with your prior express written consent where required by law, Wander may send marketing emails and text messages, including lifecycle and inventory-aware messaging powered by Autopilot. Consent to marketing is not a condition of purchase or of using the Services. Message and data rates may apply and message frequency varies. You may withdraw consent at any time by replying STOP to a text message, using the unsubscribe link in an email, or contacting support@wander.com. Withdrawing marketing consent does not stop service communications.
Universal account. A universal Wander account may be used across Wander.com and participating Wander OS sites. Where you consent to marketing, Wander may use that account to send you relevant offers across the network. Wander may use aggregated or de-identified information that does not identify you across the network to measure and improve performance, as described in the Privacy Policy.
PM-sent messaging. Where PM uses the Services to send its own messages to its guests, PM is the sender and is responsible for obtaining and maintaining any consent required by law, honoring opt-outs, and complying with CAN-SPAM, the TCPA, and applicable privacy laws. Wander provides the tooling only.
Wander's own communications comply with CAN-SPAM, the TCPA, GDPR, and CCPA as applicable.
14) Intellectual property
The Services and underlying technology are owned by Wander and its licensors. Guests/PMs receive a limited, revocable license to use as permitted. You grant Wander a perpetual, worldwide, royalty‑free license to use content you submit (e.g., reviews, photos) for the Services and marketing, subject to privacy/consent laws.
15) Data, privacy, and retention
Wander acts as controller for platform/analytics data and as processor for PM‑controlled guest data on Wander OS; PMS may be a sub‑processor. We maintain appropriate security and honor data‑subject rights. Retention: guest account and transaction data may be retained to support the universal account and lawful business purposes, subject to deletion rights and regional limits.
16) Disclaimers (no warranties)
The Services are provided “as is” and “as available.” Wander disclaims all warranties and does not guarantee listing accuracy, property quality/safety, PMS uptime, or uninterrupted Services, except as explicitly stated in an applicable SLA.
17) Availability
Wander targets 99% monthly availability for the Services where PMS integrations are stable. This target is a goal and not a warranty or service level commitment; it does not entitle PM to credits, refunds, or termination rights. Downtime caused by a PMS or other third-party provider, scheduled maintenance, or events outside Wander's reasonable control is excluded. A binding service level commitment applies only where Wander and PM have signed a separate written SLA.
18) Limitation of liability
To the maximum extent permitted by law, Wander’s total liability arising out of or relating to the Services is capped at the greater of $100 or fees paid to Wander by you in the 12 months before the event; no consequential, special, punitive, or indirect damages. Carve‑outs may apply for willful misconduct where required by law.
19) Dispute resolution; arbitration; class waiver
The Arbitration provision and class action waiver in the Wander Terms of Service is incorporated here and binding upon all use and Users of the Services.
20) Termination
We may suspend or terminate access to protect Users, comply with law, or for violations of these Terms and policies. PM‑specific termination grounds are detailed in Annex C. PM may cancel its Wander OS subscription at any time as described in Annex B, Section B.5; cancellation of a subscription is separate from, and does not by itself terminate, these Terms.
21) Miscellaneous
The Wander TOS provisions control choice of law, severability and all other matters not specifically addressed herein. In the event of any conflict the Wander Terms of Service control.
ANNEX A — PRODUCT‑SPECIFIC TERMS FOR PM LISTINGS ON WANDER.COM (WANDER LISTED)
Fees & Payments
Guest Booking Fee: the Booking Fee, if any, set forth in the Plan and Fee Schedule then in effect for Wander Listed bookings, calculated on the base set forth in the Plan and Fee Schedule and, where charged to the guest, included in the total displayed at checkout. The Booking Fee set forth in the Plan and Fee Schedule may be zero. Non‑refundable except where required by law. Changes to the Booking Fee are governed by Annex B, Section B.6, which applies to the Booking Fee for all products.
Wander Listing Fee: the host commission set forth in the Plan and Fee Schedule then in effect on bookings generated through listings on Wander.com, deducted from booking proceeds.
Flow of funds: Payment goes to Wander first. Wander deducts applicable fees and releases PM proceeds within 24 hours after guest checkout (banking delays excluded).
Security deposits: Wander does not hold security deposits for Wander Listed.
Refunds & Cancellations
Wander may issue refunds up to 10% of the total trip without PM approval; above that requires PM approval (or as required by law). If PM cancels a confirmed reservation, guest receives a full refund of amounts paid.
Regulatory & Display
STR licenses: Wander collects and displays applicable local STR license numbers on each listing.
Taxes: Wander facilitates tax collection based on PM‑provided rates; PM remains responsible for correctness and remittance unless the listing explicitly states Wander will remit.
Property Standards; Verification
PM must meet applicable safety/quality standards and maintain insurance (general liability + property coverage). Verification: Wander may inspect and certify claims/photos for accuracy at a content level; not a professional property inspection.
Guest Support & Emergencies
PM provides on‑property support; Wander may route urgent communications but does not provide on‑site response.
Damage Claims
PM submits within 7 days post‑checkout (or before next check‑in); guests have 5 days to respond. Wander may hold/release funds per these Terms.

ANNEX B — PRODUCT‑SPECIFIC TERMS FOR WANDER OS
Fees & Payments
Guest Booking Fee: the Booking Fee, if any, set forth in the Plan and Fee Schedule then in effect, charged as a single fee on each booking and calculated on the base set forth in the Plan and Fee Schedule. Where the Booking Fee is charged to the guest, it is included in the total displayed at checkout. Where Wander makes the option available and PM elects to bear the Booking Fee, it is not added to the guest's total and Wander deducts it from the amounts otherwise payable to PM for that booking. The Booking Fee is Wander's fee for Wander's services in either case, is one fee, and is not itemized into component charges. Non‑refundable except where required by law.
Merchant of record: PM is the merchant of record; payments are processed through Wander’s payments platform on PM’s behalf and settle to PM’s connected account. PM, as merchant of record, remains responsible for refunds, chargebacks, and disputed amounts.
PM pricing: Wander charges PMs a recurring monthly subscription fee determined by the subscription Plan the PM selects (the “Subscription Fee”), as set out in Sections B.1 through B.9 below and in the Plan and Fee Schedule. The guest Booking Fee is separate from and in addition to the Subscription Fee.
Deposits: PMs may hold security deposits per their policy.
1. Plans and Subscription Fees.
Wander OS is offered under subscription plans (each, a “Plan”). PM’s Plan, included features, any unit guidance or applicable pricing thresholds, any free trial, and Subscription Fee are those presented during onboarding and made available on the Billing page in the Wander Dashboard as PM’s Plan and Fee Schedule, subject to changes effective under Sections B.6 and B.7, as applicable. Subscription Fees are stated in U.S. dollars, are charged per PM organization account, and are separate from and in addition to the guest Booking Fee, if any, described above. Certain Plans are available only by custom quote and are not sold on a self-service basis; see Section B.8.
2. Free trial.
Where the Plan and Fee Schedule states that a Plan includes a free trial, PM may use the Wander OS Services under that Plan at no charge for the trial period stated on the Plan and Fee Schedule and disclosed to PM at signup. PM must provide a valid payment method to begin a trial. Unless PM cancels before the trial period ends, the subscription converts automatically to a paid subscription at the end of the trial period and Wander will charge the then-current Subscription Fee, plus applicable taxes, to the payment method on file. Trials are limited to one per PM organization; Wander may decline or withdraw a trial for repeat or duplicate signups.
Trial reminder and cancellation. Where a trial period exceeds thirty-one (31) days, Wander will send PM an email reminder not less than three (3) and not more than twenty-one (21) days before the trial converts, stating the date the trial ends, the Subscription Fee that will then be charged, and how to cancel. PM may cancel at any time before the trial ends through the Wander OS dashboard or by emailing support@wander.com, at no charge and without contacting a representative.
3. Payment authorization.
By selecting a Plan, PM authorizes Wander and its payment processor to store PM’s payment method and to charge, on a recurring monthly basis, the Subscription Fee for the selected Plan plus applicable taxes, beginning at the end of any applicable free trial. PM is responsible for keeping payment method information current. If a charge fails, Wander may retry the charge and may suspend or downgrade the Services until payment is received, including any Subscription Fee adjusted in accordance with Section B.7.
4. Auto-renewal and billing period.
Subscriptions are billed monthly in advance. Each subscription renews automatically for successive one-month billing periods at the then-current Subscription Fee for the selected Plan, as stated on the Plan and Fee Schedule, unless and until canceled in accordance with Section B.5. PM consents to this recurring charge.
5. Cancellation by PM.
PM may cancel its subscription at any time through the Wander OS dashboard or by contacting support@wander.com. Cancellation takes effect at the end of the then-current billing period; PM retains access to the paid Services through that date. Except where required by law, Subscription Fees already paid are non-refundable and Wander does not provide partial-month or prorated refunds. Cancellation of a subscription does not by itself terminate these Terms or any obligations relating to bookings already accepted.
6. Changes to Plans and Subscription Fees.
Wander may change its Plans, the features included in a Plan, and the Subscription Fees by updating the Plan and Fee Schedule, on not less than thirty (30) days’ prior notice to the email address associated with the PM account. Any change takes effect at the start of the first billing period beginning after the notice period expires. Updating the Plan and Fee Schedule alone, without notice to PM, does not change the Subscription Fee payable by an existing subscriber. PM’s continued use of the Services after the effective date constitutes acceptance of the change; PM’s sole remedy if it does not accept a change is to cancel under Section B.5 before the effective date. This Section B.6 governs changes Wander makes to the Plan and Fee Schedule; movement between Plans as a result of PM's Unit count is governed by Section B.7. Wander may modify the Booking Fee for any product, including by setting it at zero, by updating the Plan and Fee Schedule on not less than thirty (30) days’ prior notice to the email address associated with the PM account. The Booking Fee payable on a booking is the Booking Fee set forth in the Plan and Fee Schedule in effect at the time the booking is made, regardless of whether it is charged to the guest or borne by PM.
7. Unit counts and automatic Plan changes.
"Units" means the listings on PM's account that are active and bookable through the Services. Wander measures PM's Units at the end of each billing period; if they fall outside the range for PM's current Plan, the subscription moves automatically to the matching Plan at the start of the next billing period, at that Plan's then-current Subscription Fee on the Plan and Fee Schedule, and PM authorizes the adjusted charge. Wander will email PM at least ten (10) days before any increased fee is first charged. No credits or refunds apply for prior billing periods, and where PM's Units correspond to a custom-quote Plan, Section B.8 applies instead. A move to a lower-priced Plan also takes effect at the start of the next billing period; Wander does not credit, prorate, or refund Subscription Fees for prior billing periods.
8. Custom quotes.
Any Plan identified on the Plan and Fee Schedule as available by custom quote or “contact sales” is not available for self-service purchase. PM may request a quote through the Services; Wander will not collect a payment method or create a subscription for such a Plan until PM and Wander agree on a written quote or order form. Where a quote or order form is agreed, its commercial terms control over this Annex B to the extent of any conflict.
9. Taxes on Subscription Fees.
Subscription Fees are exclusive of sales, use, VAT, and similar taxes. Where Wander is required to collect such taxes on the Subscription Fee, they will be added to the amount charged.
Refunds & Cancellations
PM controls refund/cancellation policy and is responsible for issuing refunds through the Wander OS dashboard Wander facilitates messaging only.
Data & Ownership
Data export: PMs can export all guest data collected on their own site at any time. Wander processes guest data collected through PM's site on PM's instructions as PM's processor. Wander may use that data (i) to provide, secure, support, and bill for the Services, and (ii) in aggregated or de-identified form that does not identify a guest or PM, to improve and develop Wander's products and services. Wander acts as a controller only for platform operations, security, fraud prevention, billing, and its own direct account relationships, as described in the Privacy Policy. Wander does not sell guest personal information or share it for cross-context behavioral advertising as those terms are defined under applicable law.
Brand/marketing use: PM grants Wander the right to use PM property names, images, and logos for Wander marketing and case studies, subject to reasonable brand‑use guidelines.
Property Standards; Insurance
PM must comply with local laws, keep listings accurate, maintain safety utilities/equipment, and carry adequate general liability and property insurance and have all applicable permits and licenses; provide proof upon request.
Emergency & Support
PM is the primary responder for guest/property issues; Wander does not provide on‑site support.
Damage Claims
Same standard timing: PM submits within 7 days; guest has 5 days to respond. Wander may facilitate documentation only; PM processes charges/refunds.
PMS/Integration & SLA
Double‑booking rule: First booking received is honored.
Uptime: Availability is addressed in the Availability section of these Terms.
Integration downtime: Failures caused by PMS are the PMS/PM’s responsibility; Wander is not liable for non‑performance due to integration issues.
Compliance & Display
Where PM configures STR licenses, Wander will display them on the listing.
Taxes
Wander facilitates tax collection using PM‑provided rates; PM is responsible for compliance/remittance unless otherwise agreed.
ADA:
Wander will display accessibility features provided by PMs within amenities.
ANNEX C — PM/Host Platform Terms (apply when a PM uses Wander OS and/or lists on Wander.com)
1) Enrollment; Accounts; Verification
PM must provide accurate business identity, payment accounts, STR licenses, tax details, and insurance. Wander may require verification and may suspend access pending completion.
2) Fees & Charges
Wander.com (Wander Listed): Wander charges the host commission set forth in the Plan and Fee Schedule then in effect on bookings generated via Wander.com. The Booking Fee, if any, set forth in the Plan and Fee Schedule then in effect is charged to the guest or borne by PM as described in Annex B. Wander releases PM payout within 24 hours post‑checkout (bank delays excluded).
Wander OS: PM pays a recurring monthly Subscription Fee based on the subscription Plan the PM selects at signup, billed in advance and renewing automatically each month until canceled, as set out in Annex B, Sections B.1–B.9 and on the Plan and Fee Schedule. The Booking Fee, if any, set forth in the Plan and Fee Schedule then in effect is charged to the guest or borne by PM as described in Annex B. PM is merchant of record and responsible for refunds, chargebacks, and disputed amounts.
3) Use of Services; Brand and Experience
PM agrees to maintain content, design, and performance standards; not to mislead consumers about Wander endorsement; and to follow “Powered by Wander” usage guidelines.
4) Marketing; Autopilot
PM authorizes Wander to market properties across the Wander network and to operate lifecycle marketing programs (email/SMS/web push) per consent and Offer Guardrails (e.g., frequency caps, discount limits). PM may set guardrails through the dashboard.
5) Data; Ownership; Export
Controller/processor split: For Wander OS, PM is controller of guest data collected via the PM’s site; Wander is processor. For platform operations and cross‑network analytics, Wander may act as controller. PMS is a sub‑processor as applicable.
Export: PM can export all site‑collected guest data at any time.
Cross‑PM/Network use: Wander may use aggregated, de‑identified, or anonymized data across the network and may market to universal‑account users. (Subject to regional law and the Privacy Policy.)
6) Property Standards; Insurance; Compliance
PM warrants: legal permission to rent, truthful listings, safety equipment, and adequate insurance (general liability + property damage; plus required riders). Wander may request proof; failure may result in suspension.
7) Taxes and Licenses
PM is responsible for accurate tax configuration, collection, and remittance unless an explicit agreement says Wander will remit. PM must maintain and furnish STR license details for display where applicable.
8) PMS & Integrations
Wander is not responsible for PMS/API outages, desyncs, or errors. If double‑booking occurs, first booking received is honored. Availability is addressed in the Availability section of these Terms.
9) Refunds; Deposits; Damage
On Wander OS, PM controls refunds and deposit handling. On Wander.com, Wander may refund up to 10% without PM approval. Damage claim timelines: submit within 7 days; guest reply 5 days.
10) Termination by Wander (illustrative, not exhaustive)
Wander may suspend/terminate immediately for: non‑payment; repeated/material breach; misuse/fraud (fake listings; redirecting traffic to avoid fees; disabling tracking); spam or privacy law violations; unlawful content or IP infringement; security/integrity risks (data scraping; backend access); brand harm or failure to meet standards; legal orders or regulatory risk; extended inactivity (≥12 months); failure to complete verification.
11) IP; License to Materials
PM grants Wander a license to display listing materials and marks to operate the Services and to market the PM’s participation in Wander (case studies, galleries). PM represents it owns/has rights to the content it uploads.
12) Indemnity
PM will indemnify and defend Wander against claims arising from property conditions, listing content, guest interactions, legal non‑compliance, tax errors, and PMS/integration choices the PM controls.
13) Disputes; Arbitration
Arbitration and class‑action waiver apply to PMs and their guests. See the Wander TOS
